The Multifamily Carpenter reports to the Property Manager for assignments related to mostly wood repairs of varying sizes and degrees of difficulty at our three apartment properties in Greenville, totaling 271 units and, occasionally, our Chesnee property, totaling 56 units. This position is responsible for interior and exterior repairs, such as wood rot, decks, balconies, fences, etc.to ensure the safety, security, and well-being of the community. As needed, the multifamily carpenter may also be required to assist with regular maintenance requests and other projects.
Duties and Responsibilities:

Collaborate with Managerial staff and Maintenance Supervisors to develop action plans for repair needs.
Procure materials and prep work areas for repairs.
Competently make repairs as needed to remedy various issues such as balcony and staircase repairs or replacement, cabinetry, etc.
• Ensure that each community and their grounds are in good repair and provide a safe and attractive environment for residents. 
• Inspect each community and their grounds regularly, identify and address any areas in need of repair.
• Maintain relationships with associates and vendors on a professional business level. Collaborate with vendors to ensure lowest pricing. 
• Maintain availability to residents, management, and staff on a regular predictable basis. 
 • Assist Regional Manager with capital improvements by providing suggestions and feedback, seeking qualified vendors, requesting bids, and supervising all vendors while working on Bolt Properties. 
• Must follow all safety/OSHA Requirements. 
Knowledge, Skills and Abilities: 

•High Proficiency in Carpentry
• Must demonstrate ability to provide exceptional customer service. 
• Must demonstrate ability to successfully work on a team and independently.
• Must be able to clearly communicate both orally and in writing. 
• Ability to travel regularly and perform the physical functions of the position, which may include, but are not limited to ability to walking the property, climbing stairs and ladders, completing physical inspections of the property/apartments and drive a vehicle. 
•  The Maintenance team is a collective success, not an individual one. Drawing on the strengths, talents, and expertise of others to advance the priorities of the Company. While your main job will be woodworking, it may become necessary to assist with other projects or maintenance issues that arise.
Must be willing to be on-call, for apartment resident emergencies, as part of a multi-person on-call rotation that typically requires one week of being on call and 4 to 5 weeks, off.
Qualifications: 

• Previous Construction and/or Carpentry experience is a must.
Larger job experience such as deck, balcony, and staircase repairs and rebuilding is preferred.
Must have reliable transportation and at least basic tools such as common hand tools.
Previous Multifamily (Apartment maintenance) is preferred.
