Join a renowned and rapidly growing Property Management Team! We are currently seeking a highly-motivated, self-starter for our Maintenance Team. Qualified candidates must be able to perform various duties aimed at maintaining and enhancing the properties. Excellent opportunity for growth. The Field Technician is responsible for performing general maintenance, grounds, and housekeeping services to ensure excellent curb appeal and quality of apartment homes, and responding to customer service requests

Ideal candidates must possess an aptitude for general building maintenance, custodial and grounds

Essential Functions Statement(s):

Maintenance Services

Perform preventative maintenance, repairs, inspections, and janitorial services as assigned

Assist with maintenance of storage area and maintenance materials

Maintain the physical condition of the properties according to company operating and safety standards and ensuring that service requests and repairs are performed correctly and in a timely manner

Maintain accurate record of all tasks completed

Completes work orders assigned to them in a timely manner based on priority

Perform refurbishing and renovation of apartments per company standards. Make Ready / Unit Turnovers in between tenant occupancy

Maintaining property grounds

Preventative maintenance

Maintain and keep a clean and organized maintenance shop and other work areas

Complete all service requests in accordance with company standards

Available for weekend work, rotating on-call duties and after-hours emergency service requests. Assist in coverage of a 24/7 emergency cell phone with other team members.

Comply with all Agency, county, state and federal regulations and ensure facilities are up to code at all times.

Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall, switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.

Perform minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, replacing drain hoses on washers and similar devices, etc.).

Perform locksmith, carpentry, and masonry work. (hanging doors, fitting locks, replacing locks and handles, repairing and/or replacing cabinets, tuck pointing, etc.).

Reconfigure, install, position, and remount furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc. using various hand, power and specialty tools, dollies and hand trucks.

Preform Painting/Staining of both interior and exterior applications (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, prepare the surfaces and paints various structures and equipment (e.g. walls, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).

Participate in company training classes and meetings as required.

Special projects or additional duties assigned by supervisor that are essential for the operations of the property.

Be observant for any problem which could be a hazard or potentially dangerous for residents, staff, guests and the public.

Qualifications

Minimum Qualifications

Minimum of a High School Diploma or GED and 5 years of general maintenance, handyman experience; or a combination of experience and education . Certification in building maintenance, HVAC or plumbing is a plus

Must possess the aptitude and skills in plumbing, general repair, carpentry and electrical. HVAC systems is a plus

Must be able to pass a comprehensive background check and possess and maintain a valid Ohio driver's license with less than 2 points. Requires the ability to drive a car without jeopardizing the safety of prospects, residents, fellow employees or the general public

Must possess the physical skills and stamina to perform job responsibility, including but not limited to, digging, lifting, and carrying.

Must be able to lift and carry at least 50 pounds.

Must possess skills in the use of power tools, materials, and equipment, be able to climb ladders, work in various weather conditions and work standing for prolonged periods of time

Other licenses and certifications as required by state or federal law.

Technical Skills: Computer proficiency preferred

Additional Information

Hours and Compensation 

-  40 Hours per week with available overtime.

-  Flexible / Fluctuating schedule Monday - Saturday 7am to 7pm 

 -  Hourly wage based on experience.  Bonus are available. 

-  Company vehicle available and/or provided after probationary period.
