Job description

TITLE: Commercial Asset Manager

POSITION SUMMARY:

GLC is seeking an Asset Manager to bring continuity to the day-to-day operations with accounting for a portfolio of commercial buildings. This role plays a vital part in maintaining the integrity, value, and operational excellence of GLC’s assets. The Asset Manager will ensure properties are operating efficiently, expenses are controlled, tenant satisfaction is high, and capital improvement plans are executed strategically.

This is an excellent opportunity for a driven real estate operations professional to join a growing firm with a dynamic portfolio. The ideal candidate will be hands-on, detail-oriented, and adept at managing both property-level operations and tenant relationships.

KEY TASKS AND RESPONSIBILITIES:

  • Ensure a high standard of service and satisfaction across the commercial portfolio.
  • Oversee all operational aspects of property management including maintenance, building systems, janitorial, landscaping, and security.
  • Prepare and manage annual operating budgets, capital improvement plans, and monthly financial reporting.
  • Regularly inspect properties to ensure cleanliness, safety, and compliance with lease and regulatory requirements.
  • Develop and implement preventive maintenance programs.
  • Work with accounting team to manage rent collections, lease compliance, tenant billing and reconciliations.
  • Manage service contracts, vendor performance, and procurement processes for maintenance and repairs.
  • Coordinate tenant move-ins and move-outs, including construction oversight for tenant improvements and build-outs as necessary.
  • Assist in the development and enforcement of lease terms, rules and regulations.
  • Collaborate with leasing, development, and construction teams to support asset performance and long-term value creation.
  • Monitor and track key performance indicators and implement strategies for operational efficiency. Solid understanding of commercial real estate is needed to be able to bring value to the real estate. Create effective tracking systems.

FOLLOWING QUALIFICATIONS/EXPERIENCE REQUIRED:

  • Bachelor’s degree and CPM® preferred.
  • Understanding and experience with acquisitions, dispositions, new development, forecasting, and valuations.
  • Minimum of 3 years of commercial property management experience (retail, office, or industrial assets).
  • Based in northern Indiana or Indianapolis.
  • Strong financial acumen and experience with budgeting, variance analysis, and lease administration.
  • Excellent communication, interpersonal, and negotiation skills.
  • Demonstrated ability to manage multiple priorities and perform under pressure.
  • Proficiency in property management software (e.g., Yardi, MRI) and Microsoft Office, especially Excel. Ability to use AI effectively to collect and track meaningful data.
  • Proven ability to resolve tenant issues and operational challenges with a proactive and solution-oriented approach.
  • Familiarity with property and building systems, maintenance practices, and applicable codes/regulations.
  • Flexibility to travel to managed assets as required.
