Job Description:
- Perform all suite and facilities maintenance under minimum supervision in a manner, which insures the preservation of optimum quality         and efficient production.
- Assist in maintaining inventory and preparation of related paperwork.
- Keep storage facilities in an orderly, working condition
- Participate in after-hours and emergency coverage as assigned by the Property Manager.
- Promote positive, proactive resident relations by demonstrating “firm, fair, and consistent” treatment during all tenant interactions.
- Work to make the office experience, particularly the first and last impressions, of the highest quality.
- Complete related paperwork and have good follow through.
Typical Tasks:
HVAC
- Must have pneumatic experience. Thermostats, actuators, VAV boxes.
- Changing filters, belts, and greasing bearings.
- Cleaning coils and condensers.
- Repairing, replacing, and tracing thermostats and dampers.
- Replacing small motors.
- Replacing valves and actuators.
- Setting HVAC Schedules for electricity efficiency.
Minor Electrical
- Lock out, tag out.
- Replacing of breakers.
- Repairing and replacing of switches, plugs, light fixtures, ballasts.
- Ability and understanding to use a tracer and volt/ohm meter.
Minor Plumbing
- Knowledge of commercial plumbing fixtures.
- Replacing toilets and urinals.
- Repairing leaking water faucets and toilet valves.
- Tracing leaks.
Other Requirements

- Basic knowledge of fire alarm systems and testing procedures.
- Landscaping Sprinkler repair.
- Pressure washing sidewalks.
- Replacing door hardware (handles, locks, and door closures).
Additional Qualifications:
- Commercial Office / Retail Buildings
- least three (3) years’ experience in maintenance, electrical, plumbing and/or HVAC.
- Must have own basic hand tools.
- Valid driver’s license and proof of current automobile insurance.
- Reliable transportation.
- English proficiency.
- Superior customer service skills.
- Ability to work weekends and on call.
- Not required, but beneficial: Electrical License, Plumbing License.
