Job Description

Overview:

The Design Lead provides leadership to the Design team, is accountable for maintaining the product line and an efficient production program. The Design Lead works to understand the Divisional and local area's homebuilding market and overall industry and homebuilding trends, to expand, update and refine existing product line. They will also assist in completing necessary data collection and analysis with recommendations for cost controls and prefabrication processes.

Key Responsibilities:

  • Ensure production scheduling and timelines are met for the department.

  • Oversee and assist with, as needed, the day to day production workload as performed by the Designers.

  • Attend, as needed, weekly scheduled meetings, including but not limited to, operation meetings, tracking meetings, sales / construction meetings, product development meetings, and framing walkthroughs.

  • Set up individual job files.

  • Request plot plans and review for accuracy.

  • Set up CAD/REVIT job files.

  • Apply for Architectural approvals.

  • Make job specific changes to working drawings as per customer requests.

  • Select exterior colors as required.

  • Liaise with sales department in regards to change orders and requests for pricing.

  • Liaise with construction department and or trade partners in regards to questions or concerns with drawings.

  • Review job specific engineering, roof and floor layouts against completed working drawings.

  • Distribute construction documents to Sales, Estimating, Construction and Trade Partners.

  • Apply for building permits.

  • Review new stages for compliance with existing product and city by-laws.

  • Complete new stage setup.

  • Manage and draft design spec changes, as needed.

  • Provide maintenance to master set of drawings by entering updates from Estimating, Construction and Marketing.

  • Manage tender drawings.

  • Manage marketing brochures and assist with review of marketing literature, as it relates to design.

  • Manage shop drawings from engineered floor, roof truss and kitchen cabinet suppliers.

  • Maintain CAD standards and plan consistency for all master files and details for all areas.

  • Liaise with construction department and/or sub trades in regards to questions or concerns with drawings.

  • Liaise with Communities and/or their consultants in the acquisition of electronic information.

  • Liaise with IT regarding ongoing integration of automated workflow(s).

  • Review and discuss onsite construction issues as they arise (framing, engineering, floor and roof layouts, and finishing electrical).

  • Develop new home designs and enhance existing product as required.

  • Develop new elevations for new areas and enhance existing product elevations as required.

  • Complete full set of working drawings for new plans and elevations as required.

  • Participate in assessment and comparison of competitors' products as required.

  • Liaise with City Authority in regards to code, bylaw or application concerns / questions.

  • Maintain positive relationships with industry officials, sub trades and suppliers.

  • Keep current on code, bylaw and industry changes by attending industry seminars, information sessions, industry courses, product demonstrations, engineering, etc.

  • Mentor and develop the Designers.

  • Provide training as needed to others (new team members, Sales, Construction, Estimating) with respect to design department procedures and areas of responsibility.

  • Provide training to new Designers regarding production.

  • Create & maintain training documentation, as required.

What You'll Bring:

  • Post-Secondary Diploma in Architectural Technologies, Civil Engineering or other related field.

  • 5-8 years of industry experience.

  • 1-3 years of supervisory experience.

  • Knowledge of a wide range of construction materials, methods, and techniques.

  • Strong knowledge of industry, building code, and government requirements.

  • Strong proficiency using MS Office, AutoCAD, and REVIT.

  • Advanced critical thinking and problem solving skills.

  • Effective communication skills; ability to communicate with customers, team members and external partners.

  • Ability to prioritize work and manage multiple competing priorities.

  • Detail oriented with strong organizational skills.

  • Ability to work independently and as part of a team.
