Job description

Position Summary

Responsible for maintaining the AWS building in excellent condition in terms of visual appeal, functionality, and safety for AWS staff and tenants by performing routine maintenance, repairs and preventive inspections.

Essential Duties

  • Perform minor maintenance replacement and repairs in all areas of building common areas and interiors with knowledge in construction building outs, electrical work, HVAC, plumbing and building machinery.
  • Conduct daily routine inspections throughout all floors including roof areas with the ability to address minor concerns immediately or communicate them with manager.
  • Perform routine painting and building upkeep of all common areas and interior areas. Responsible for addressing all areas in need of upkeep and paint and advising supervisor. 
  • Communicate with Building & Event Manager about any work that requires outside expert assistance. 
  • Set up building events, moving furniture and other equipment as needed.
  • Perform upkeep and cleanup of all common areas (e.g., parking lot, landscape, and irrigation system); general cleaning on an as-needed basis.
  • Pressure-wash as needed. 
  • Run errands pertaining to building needs as needed. 
  • Perform other duties assigned by the Building and Events Manager. 
  • Troubleshoot and diagnose equipment and facility issues.

Required Knowledge, Skills & Abilities

  • Knowledge operating commercial HVAC system, Chillers, Cooling Tower.
  • Knowledge working with hand tools and building equipment.
  • Knowledge of building life safety equipment. 
  • Able to read construction building plans and blueprints. 
  • Must be able to paint, patch and address all interior and exterior repairs as needed.
  • Knowledge of building codes and regulations.
  • Maintain a high level of professionalism and customer service when interacting with tenants, employees or visitors
  • Follow all OSHA and workplace safety procedures
  • Maintain accurate documentation of completed work
  • Must be able to meet deadlines in a timely manner
  • Must be knowledgeable in working with vendors in conducting building yearly inspections.

Required Education and Experience

  • High school diploma or GED.
  • A minimum of 3-5 years’ experience performing maintenance in commercial or residential communities 
  • Conversational English required
  • Computer knowledge is a plus but not required.
  • Must have experience in the following areas: construction, painting, plumbing, roofing, commercial HVAC, chillers and cooling towers, operating the chiller, and cooling tower software, building life safety devices (fire panels, sprinklers, and elevators), and pumps/motors (mechanical systems).
  • Hands-on experience with machinery and hand tools.
  • Valid driver’s license and clean record

Working Conditions and Required Physical Abilities

Individuals in this type of position must have the use of sensory skills to effectively communicate with other employees, tenants and building guests through personal contact as normally defined by the ability to see, read, talk, sit, stand, hear, use of fingers to handle, feel or operate objects and write. 

The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; frequent climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. The job is performed under some temperature extremes and in a generally hazard-free environment.

Must be able to lift 50lbs pounds at a time.
