We are currently looking for a Building Superintendent to join our team in Bloomfield Hills, MI!  The Building Superintendent is responsible for the overall operation, cleanliness and upkeep of the building and the grounds of the corporate headquarters building. They will coordinate and supervise the activities of all contractors including cleaners, mechanical service contractors, landscaping contractors, electricians, plumbers, etc. Responsibilities include inspections, inventory control, ordering, receiving, negotiating services, and performing some of the tasks personally.

What are the responsibilities of the Building Superintendent?

  • Respond to all building service requests and schedule repairs as necessary. 
  • Report and respond to building emergencies and alarm calls. 
  • Supervise the performance of the contracted cleaning company to ensure compliance with contract specifications. 
  • Move office furniture, set up equipment, hang wall furnishings, etc. 
  • Vacuum, shampoo and spot clean carpet as necessary. 
  • Use power equipment as necessary including power washers, carpet cleaning machines and small power tools. 
  • Apply pesticides as needed, in conformance with manufacturer specifications. 
  • Clean interior and exterior building windows according to schedule. 
  • Take inventory and stock office supplies, maintenance and custodial items, etc. 
  • Perform minor maintenance on plumbing fixtures including faucets, drains, water filters, lavatory fixtures, etc.  
  • Perform minor electrical maintenance including replacement of light fixtures, lamps, ballasts, etc.  
  • Schedule, coordinate and supervise contractors to perform maintenance work on all mechanical and fire suppression systems. 
  • Monitor the building alarm system, coordinate service with the alarm company and respond to alarm calls. 
  • Schedule and supervise HVAC maintenance, elevator service, fire alarm inspection, backflow testing, fire extinguisher inspection, smoke alarm testing, and boiler testing according to schedule.
  • Perform minor repairs to the building irrigation system and schedule and supervise contractors to assist. 
  • Perform daily grounds inspections as necessary. 
  • Perform snow removal and ice-melt application to all building service walks. 
  • Maintain the building’s entrances including performing maintenance to lock systems and door hinges. 
  • Perform minor drywall repairs, finish and repaint walls as necessary.
  • Process invoices as needed and bid out building services as directed.
  • Develop, coordinate, and implement systems, policies, procedures, and productivity standards throughout the team.
  • Support company sponsored events for the Bloomfield Hills office as needed.

What are the role requirements?

  • High school diploma or equivalent is preferred.
  • Previous custodial experience is required.
  • Previous experience working with painting supplies is required.
  • Knowledge of dry wall tools is required.
  • The ability to work cooperatively with others.
  • Ability to be organized, detail-oriented, and to work effectively in a fast-paced environment.
  • Ability to work cooperatively and respectfully with others.
  • Must possess exceptional organizational and time-management skills, including the ability to balance and prioritize simultaneous projects and tasks.
  • Strong written and verbal communication skills are required.
  • Must present the ability to execute job duties under stressful circumstances such as last-minute deadlines or other difficult situations.
  • Maintains a high level of confidentiality.
  • Regular attendance, work ethic and strong interpersonal skills are required for success in this position.
  • Should consistently demonstrate behaviors that align with the company’s Mission, Vision, and Values, and perform in accordance with the standards outlined in our Performance Pillars.
  • Must have a valid driver’s license and reliable transportation.
