Transitional Property Manager

Salary Range: $96,000.00 To $110,000.00 Annually

Position Purpose:

TheTransitional Property Managerwill be responsible for the transitioning of new properties and supporting portfolios that require additional property manager coverage. This position requires the ability to be comfortable going to a new property and working with owners, tenants, vendors, and building staff to transition management to Owner and SK Medical services, procedures, contracts. Additionally, the position would assist existing SK property managers when needed and assigned by the Regional Manager or VP.

Essential Job Functions:

  • Travel to newly contracted properties and work with owners, tenants, vendors, and building staff to transition management to SK Medical and work with any designated Property Manager until the services are fully set up. Additionally, the position would assist existing SK property managers when needed and assigned by the Regional Manager or VP.
  • Investigate new assignments and assist with unique needs of the locations, properties, and or uses.
  • Assist in the development of the initial budget and capital needs of new properties.
  • Oversee work, train, and lead staff assigned to properties.
  • Implementation of property manager monthly requirements and reports with distribution to Owner, RM, VP and EVP
  • Responsible for Service contract implementation at new properties. Ensure management and supplier agreements are appropriately documented and mitigate risk to SK Medical Management and its investors / clients.
  • Responsible for new Property Transitions to include site visits, setting up offices, transfer of service contracts and utilities, notifications to tenant, implementing SK filing procedures and compliance procedures. This responsibility will require out-of-state travel that on occasion could be for an extended period of time or require frequent visits.
  • Responsible to roll out the SK Medical Management Preventive Maintenance and Critical Compliance related to Fire & Life Safety Compliance Procedures at new properties and train assigned building staff.
  • Work Order System/Building Engines set up of new Critical Dates and Recurring Preventive Modules to match our compliance program. Oversight of work orders and completion with focus on how staff is performing work and how work orders are closed ultimately ensuring our Scope of Services commitment is met.
  • Property Data Registers โ€“ Start a PDR for each new property and work with assigned property managers to review and update each propertyโ€™s master information manual biannually as an ongoing best practice.
  • Ensure new property set up includes the development of a Portfolio Staff Direction Procedure & Responsibility Plan to assist the new team in defining roles of the PM, Engineer, FSDโ€™s, Porters, etc. are leading and managing maintenance engineers to ensure tenant requests and work orders are completed in a timely manner.

In coordination with the SK Medical Management Regional Manager, educate new properties and associates on safety policies.

Educational/Experience Requirements:

  • Proven record of providing excellent internal and external customer service.
  • Proven prior experience in managing high identity properties of similar scale and/or experience in a senior or management role in the property management field.
  • Demonstrated leadership ability and success in managing multifaceted teams.
  • Experience managing a variety of vendors.
  • Excellent oral and written communication skills.
  • Use of various computer software applications related to general business practices. Ability to quickly learn Yardi Accounting and Property Management software program if no prior experience.
  • Bachelorโ€™s degree and evidence of continuing education. Requirement for bachelorโ€™s degree may be waived based on experience and record of accomplishments.
