Job description

Position: Commercial Janitorial Area Senior Manager
Focus:
High-rise and mid-rise office building operations; high-rise condominium buildings.
Account Types Managed:
  • High-rise office buildings.
  • High-rise condominium buildings.
  • Commercial janitorial services.

Compensation Package:
  • Salary: TBD, competitive.
  • Bonus: Based on sales, performance, contract renewals, and company success.
  • Vacation:
    • Year 1: 2 weeks.
    • Year 2+: 3 weeks.
  • Benefits: Health insurance, company cell phone, work vehicle.

What We're Looking For:
An experienced commercial janitorial manager with hands-on expertise in:
  • Janitorial operations manager.
  • Knowledge how to analyze new office building operations.
  • Leading, managing, supervising & training large teams (75+ staff).
  • Developing building cleaning schedules and systems.
  • Performing and overseeing key janitorial tasks, including:
    • Marble buffing, carpet extraction, power washing.
    • Equipment and chemical management.
    • Time management, meeting budget requirements.
  • Delivering outstanding customer service.
  • Supporting the on-site staff under management.
  • Bidding and estimating for new office and condominium building business (staffing, supplies, equipment).
  • Ensuring compliance with safety and operational standards.

Key Responsibilities:
  • Supervise and train on-site teams, ensuring quality control.
  • Maintain strong client relationships and address service needs.
  • Conduct regular inspections and resolve issues promptly.
  • Ensure accurate employee clock-in/out compliance.
  • Monitor and confirm periodic service completion.
  • Manage schedules, overtime and staffing adjustments.
  • Be available for emergency situations (including evenings and weekends).

Requirements:
  • Experience: 4+ years managing large janitorial teams in commercial high-rise/mid-rise buildings.
  • Technical Skills: Expertise in janitorial technical skill set (cleaning chemicals, specialized marble, carpet floor care, power washing, equipment operation); new contract estimates, staff management and customer service. 
  • Bilingual: Spanish/English required.
