Job description

Job Summary:

The Building Engineer is responsible for the operation and maintenance of all building operating systems for a corporate headquarters building in Westport, CT. Reliability of critical building services is essential. Must have reliable transportation and be available for after-hour emergency calls.

Skills, Education and Experience:

  • HVAC License D1/D2 or S1/S2; or Electrician License CT E1/E2 preferred.
  • High School Diploma.
  • Minimum of 10 years previous building operations engineering experience.
  • Preferred CFC certified.
  • Ability to handle multiple projects and make decisions.
  • Proficient computer and e-mail skills.
  • Holds any necessary/required licenses.
  • Must have the ability to complete required safety classes that pertain to specific job duties.

Working Conditions: Normal working conditions with the absence of disagreeable elements

Salary: $43.25/hr. - 52.88/hr.
The hourly rate is between $43.25 and $52.88 per hour, and the anticipated annual base compensation range for this position will be $90,000 - $110,000 inclusive of required overtime.

Essential Job Duties:

  • Responsible for the operation, preventative maintenance and energy efficiency of the building's base building and tenant MEP systems. Must have a sound working knowledge of all building mechanical, electrical, plumbing, life safety, fire protection and security systems to ensure 24/7 operations and to be able to act upon and resolve any disruption in building services.
  • Conduct periodic general preventative maintenance on the building mechanical, electrical and plumbing systems. This involves the inspection and maintenance of all critical building systems in accordance with the manufacturer's specifications.
  • Experience with Mitsubishi Variable Refrigerant Flow (VRF) Heat Pump Systems required.
  • Experience with Schneider EcoStruxure BMS System including all BMS controls for heating and cooling systems (i.e., AHUs, VRFs, ERUs, CRAC Units and Exhaust Fan Systems); and monitoring incoming power, UPS, ATS and Emergency Generator supporting Client's critical environments is required.
  • Experience managing and operating Lutron Lighting System required.
  • Manage and coordinate third-party contractors, vendors or OEMs for preventative maintenance of critical building components and systems as directed.
  • Observe and maintain Client office standards for critical environments, participate in accepting and equipment commissioning for capital replacements or project work.
  • Conduct general building maintenance as needed.
  • Responsible for assigned work orders and timely completion of tenant requests in accordance with CMMS priority codes and KPIs.
  • Develop and document standard operating procedures, and prepare and maintain maintenance logs and records. Be familiar with and conform with any written operating procedures associated with the site.
  • Coordinate contractor, tenant and management approvals for work orders that require the use of an outside contractor. Maintain log of work order details.
  • Perform all assigned work to ensure the safety of the building's tenants and the continuous operation of the site.
  • Assist in snow and ice clearing operations, including the coordination of plowing and salting activities by outside vendors.
  • Maintain organized building files.
  • Travel to other buildings as needed.
  • May perform other duties as assigned.
