This position has primary responsibility to manage and maintain the following building engineering systems: HVAC and mechanical, fire and life safety, electrical distribution and lighting to include emergency generator and UPS systems, elevator systems, the hardware side of access control and door hardware, signage, furniture and equipment, and utility systems. In addition to taking a primary role in managing the previously mentioned building systems, also performs preventative maintenance and other repairs as needed.
As a member of the Facilities Team, this position has a shared responsibility for ensuring that the maintenance, operation, engineering, inspection, and management of ALL Credit Union space, property, buildings, grounds, equipment, furnishings, utilities, and appurtenant systems is accomplished in a professional and excellent manner. This position will work closely with the Facility Operations and Office Management functions within the department to ensure that this objective is accomplished, as well as directs, supervises, and assists outside service personnel and vendors to accomplish the same. Additionally, this position will make recommendations to ensure the safe, clean, attractive, and reliable function of Credit Union Facilities & Property.
ESSENTIAL FUNCTIONS AND BASIC DUTIES
1. Manages the maintenance and upkeep of assigned credit union Facility Engineering systems in a proper, professional, and efficient manner to ensure that all functions are attractive, functional, safe, and secure.
a. Negotiates and executes approved contracts and agreements with outside vendors and contractors for professional and technical services and support relative to the engineering function of the department. Specifically takes responsibility for the HVAC, Fire System, Generator, UPS, and Elevator PM agreements to ensure that they are executed as agreed upon and to review the contracts on a regular basis to ensure market based pricing.
b. Operates, manages, and repairs assigned building and equipment systems to maintain proper heat, cooling, power, water, plumbing, security, lighting, etc., at all times. Will supervise and direct outside service representatives in checking, maintaining, and repairing assigned building systems and equipment.
c. Will support and coordinate with the Facilities Operational function relative to the custodial and grounds keeping systems and methods to ensure clean, attractive, and safe offices for members, employees, vendors, and visitors.
d. Performs and/or arranges scheduled preventative maintenance service on assigned building systems and equipment. Completes inspections and tests, and maintains logs and records reflecting results, and files such records with the Facilities Office.
e. Supervises and performs maintenance for fire and life safety systems, and the hardware side of access control and door systems. Additionally, assists the Office Manager and other assigned vendors on matters pertaining to building security systems.
f. Performs or causes to perform building and equipment modifications, engineering, repairs and upkeep involving and demanding a broad range of highly skilled expertise. Will also design layout as well as move, assemble, and disassemble furniture and equipment.
g. Provides supervision and direction to outside service and repair work. Follows-up on assigned work requests and ensures that outside services are efficiently completed.
h. May be assigned to supervise landscaping sprinkling system and make repairs as necessary.
i. Provides emergency, 24 hour on call service as required.
j. Completes assigned maintenance functions in accordance with established policies and procedures, and ADA, OSHA, and building code regulations.
k. Works with supervisor to manage the budgeting and expense function pertaining to assigned building systems.
l. May assist in inspecting and assessing the needs and issues of corporate vehicles.
2. Assumes responsibility for establishing and maintaining effective business relations with vendors, contractors, and trade professionals.
a. Serves as a liaison between the credit union and its vendors and contractors.
b. Maintains productive relationships with suppliers and vendors.
c. Ensures that the Credit Union's professional reputation is maintained.
3. Effectively coordinates with other department staff, stakeholders, and vendors, ensuring optimal performance.
a. Provides leadership through effective goal setting, delegation, and communication.
b. May conduct regular coordination meetings to ensure that personnel, stakeholders, and vendors are well informed of needs and issues, and to discuss areas needing addressed.
c. Trains, supports, and coordinates with department personnel and vendors, and provides assistance and feedback as needed.
d. May conduct employee and/or vendor performance reviews as assigned.
d. May assist in interviewing and hiring assigned personnel.
4. Assumes responsibility for establishing and maintaining effective communication and coordination with Credit Union personnel and with management.
a. Assists and supports branches and departments as needed. Assists branch personnel and the Facilities department with key purchasing processes. Works with the Facilities Office and Security department on coordinating facility/security related matters.
b. Keeps supervisor informed of area activities and of any significant problems. Provides recommendations to improve productivity, ensure total quality, and meet bottom line requirements.
c. Completes required reports, records, and other documentation as required.
e. Attends and participates in meetings and committees as required.
5. Assumes responsibility for related duties as required or assigned, to include the following.
a. Completes special projects as required.
b. Assists in preparing the annual fiscal budget related to facilities management and construction projects.
e. May assist in coordinating with appropriate vendors and employees the design, installation, and maintenance of exterior and interior signage permanently attached to real property.
f. May assist in the acquisition, maintenance, and disposal of Credit Union vehicles.
g. Assists in the monitoring, administration, and compliance with lease terms and conditions of tenants of the credit union.
h. Position is to be available 24/7 to address after hours emergencies as needed.
i. Performs miscellaneous and specially requested tasks.
j. Works a regular and predictable schedule.
PERFORMANCE MEASUREMENTS
1. Assigned facility systems are clean, well maintained, and in good repair. Facilities meet Credit Union needs and are improved or remodeled as needed and directed.
2. Vendor/supplier sources are effectively researched. Low cost, quality, and reliable sources are developed. Alternate sources are maintained. Good working relations exist with vendors, suppliers, and trade professionals. Inventory levels are appropriate, controlled, and accurately recorded.
3. Purchasing functions are conducted in accordance with established budgets, policies, and procedures. Related documentation is complete and timely.
4. Facility related operations are in compliance with governmental regulations.
5. Vendors, contractors, and department personnel are well trained, effective, efficiently utilized, and kept current with accurate information as it relates to assigned responsibilities. Assistance and support is provided as needed.
6. Effective working relations and coordination exist with branch and department personnel. Support and assistance are provided as requested.
7. Supervisor is appropriately informed of area activities.
8. Assigned vehicle and work spaces are kept clean, tidy, safe, and functional.
9. Assignments and projects are completed in a professional and timely manner.
10. Maintenance and repairs are effectively performed in accordance with established standards and procedures.
QUALIFICATIONS
EDUCATION/CERTIFICATION: High school graduate or equivalent. Licensing in a building trade preferred.
Driver's License.
Bondable.
Training and experience in a building/construction trade required.
Licensing or certifications in HVAC or electrical systems required.
REQUIRED KNOWLEDGE: A practical understanding of purchasing policies and procedures.
Familiarity with sources of vendors and suppliers.
Knowledge of building equipment and maintenance procedures.
A professional and trade level understanding of blueprints and the operation of electrical, mechanical, heating, cooling, plumbing equipment, fire systems as well as building finish systems.
Working knowledge of architectural drawings and documents.
Knowledge and understanding of building codes.
Ability to effectively use computer spreadsheets, word processing, and other standard business and construction related software.
EXPERIENCE REQUIRED: 7 yrs. Minimum related construction and/or maintenance experience.
SKILLS/ABILITIES: The highest level of mechanical and problem solving abilities.
Well organized and able to work well independently.
Able to coordinate well with others and professionally assist members as needed.
Attentive to detail.
Able to operate drills, electrical tools, welder, meters, timers, hand tools, snowplow, salt/sand spreader truck, and all related machinery.

Works both inside and outside. Subject to weather.
Must work under hazardous conditions including high places, chemical exposures, electrical current, moving machinery, exposure to blood, etc.
Frequent local travel.
