Key Responsibilities
  • Ensure all building maintenance and operations align with our standards, delivering a best-in-class experience for every tenant
  • Respond promptly and professionally to all tenant inquiries and property work orders
  • Perform preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC systems — including pumps, chillers, boilers, air compressors, and air handling units
  • Utilize expertise in HVAC distribution and controls to implement adjustments and corrective actions necessary to resolve work orders
  • Adjust and modify HVAC and related equipment as needed to maintain established operating criteria
  • Maintain accurate operation logs covering central plant operations, chemical consumption records, and equipment inspection logs
  • Demonstrate full competency in all property emergency procedures, including fire alarm and life safety systems
  • Help ensure property compliance with all applicable City, State, and Federal safety and environmental laws, codes, and regulations
  • Adhere to all property policies and procedures and perform all duties in a safe manner at all times
  • Participate in water treatment chemical programs established at the property
  • Maintain a collaborative and professional work environment while actively contributing to the team's strategic goals
  • Engage in required training activities and seminars to stay sharp and current
Qualifications
  • High school diploma or equivalent from an accredited institution
  • HVAC or related mechanical experience preferred — we're willing to train the right person
  • Ability to read and understand a variety of instructions — including equipment manuals — furnished in written, oral, or schedule form
  • Proficiency with testing equipment including analog/digital multi-meters and pressure, temperature, airflow, and leak detection devices
  • Knowledge of basic hand tools and correct usage of power tools including pneumatic, electric, and engine-driven tools such as drill motors, saws, grinders, and impact wrenches
  • Ability to use olfactory, auditory, and visual senses to identify and diagnose equipment and building issues
  • Proper understanding and use of personal protective equipment (PPE)
  • Basic math skills for equipment performance testing and building operations
  • Sufficient computer skills to administer required engineering programs
  • High degree of emotional intelligence with a solution-oriented mindset
  • Strong interpersonal, verbal, and written communication skills
  • Professional demeanor and ability to maintain composure at all times
Physical Requirements
This role is hands-on and active. You must be able to stand for extended periods (minimum 8 hours), frequently walk, climb, bend, kneel, stoop, and work overhead — both indoors and outdoors in temperatures ranging from 0–100+°F.  Ability to lift and carry objects over 25 lbs. unassisted is required. Work includes use of A-frame and extension ladders (5–16 ft) and entry into confined spaces, following all OSHA guidelines. Shifts may include early mornings, late evenings, weekends, holidays, and overtime as business needs require.
