Are you in? Primary Purpose:

Operates, maintains, installs and makes necessary repairs and adjustments of heating, air-conditioning, plumbing, mechanical, electrical and fire protection systems.

Primary Duties:
  • Inspects and tests air-conditioning, heating, plumbing, fire protection systems and auxiliary equipment. Fabricates equipment and keeps all equipment clean and operational.
  • Operates, repairs, installs, maintains and services heating and air-conditioning systems and equipment. Cleans and replaces filters, lubricates motors, belts, bearings, etc. Monitors operation of equipment and makes necessary console adjustments to maintain proper temperatures, volumes, etc.
  • Maintains and repairs other related mechanical equipment, such as boilers, air compressors, low pressure steam system, water filters and systems, piping and fittings, trash compactors, primary and auxiliary controls, equipment, etc. Notes defects or malfunctions, makes necessary repairs, or refers repairs to other departments.
  • Inspects, maintains, and installs plumbing fixtures and related equipment. Inspects water systems and drainage lines. Locates, repairs, and replaces leaking pipes, fixtures, etc. Inspect and test fire sprinkling and alarm system. Analyzes water system and adds chemicals, as necessary.
  • Dismantles, cleans, repairs, and reassembles equipment; cuts, threads, solders, and installs pipes; installs duct work; covers pipe and insulates equipment; replaces or reseats valves, etc. Checks bearings; calibrates or replaces controls; adjusts regulating valves and thermostats, etc.
  • Starts, stops, and secures compressors, pumps, fans, etc. Monitors and changes operating status of equipment, as required. Makes modifications to existing building systems as required. Monitor, operate, and troubleshoot Building Automation Control System to optimize the performance of HVAC, lighting, energy, sprinkler and other building systems. Adjust system parameters to maintain efficiency, identify faults, and coordinate with technicians for system enhancements. Read and interpret prints, schematics and specifications.
  • Performs related building maintenance, such as brazing of metal benches and guard rails, repairs and installs guttering, installation and tests on the emergency electrical power system, UPS system, batteries, ceiling tile, molding, office furniture, doors, moves, etc.
  • Ability to identify, diagnose and troubleshoot electrical issues within building systems and facilities to ensure safe and efficient operation.
Minimum Qualifications:
  • Demonstrated ability and experience as a Building Engineer B, or equivalent outside experience.
  • Possess a thorough knowledge of applicable operating procedures and instructions. Possess ability and skill in the use of hand and power tools and instruments.
  • Possess a valid District of Columbia, Class 3, Stationary Engineers license or MD Grade 1 - Stationary Engineer
  • Ability to comprehend and interpret prints, schematics, and specifications.
  • Possess a working knowledge of company safety regulations, applicable to work performed, and general First-Aid methods and procedures.
  • Possess a valid Company and private motor vehicle operators permit.
  • CFC Universal Certificate
