Job description

We are seeking an experienced construction sales professional to develop residential builder accounts, prepare project estimates, and convert new opportunities into awarded work.

This position combines business development, account management, and hands-on estimating within a specialty contractor environment focused on insulation, fireplaces, building products, and related builder services. You will manage the customer relationship from initial outreach and plan review through proposal, negotiation, award, and project handoff.

The ideal candidate understands residential construction, has experience working directly with builders and developers, and can confidently own both the sales pipeline and estimating process without heavy oversight.

Responsibilities

  • Develop new business with residential builders, developers, contractors, and production homebuilding companies
  • Maintain and expand existing builder accounts through consistent communication, service, and follow-up
  • Generate opportunities through referrals, networking, direct outreach, and local industry relationships
  • Review architectural plans, blueprints, specifications, and bid documents to identify relevant project scopes
  • Complete quantity takeoffs and prepare accurate labor, material, and project pricing
  • Develop proposals, bid packages, scope clarifications, exclusions, and pricing options
  • Present estimates and recommendations to builders, project teams, and decision-makers
  • Negotiate pricing, scope changes, schedules, and project expectations
  • Follow up on open bids and move qualified opportunities toward contract award
  • Maintain an organized pipeline of prospects, estimates, proposals, and awarded projects
  • Coordinate with vendors and suppliers to obtain current material pricing and product information
  • Communicate awarded scope, pricing, schedules, and project requirements to production and operations teams
  • Monitor local builder activity, market trends, competitor positioning, and upcoming developments
  • Track sales activity, bid status, account communication, and project opportunities within company systems

Requirements

  • 5+ years of experience in construction sales, estimating, builder services, specialty contracting, or a related field
  • Direct experience working with residential builders, developers, or production homebuilding accounts
  • Residential construction knowledge and familiarity with builder purchasing and bidding processes
  • Ability to read and interpret blueprints, construction drawings, specifications, and scopes of work
  • Experience preparing takeoffs, estimates, proposals, and project pricing
  • Ability to independently manage both business development and estimating responsibilities
  • Strong negotiation, presentation, communication, and customer relationship skills
  • Ability to manage multiple accounts, bids, follow-ups, and deadlines simultaneously
  • Comfortable working directly with customers, vendors, production teams, and company leadership
