Black Briar Management (BBM) is a rapidly scaling hospitality-focused property management company whose portfolio spans traditional condominiums, condo-hotels, multifamily communities, commercial real estate, and mixed-use assets across South Florida.

At Nautilus 220, the Painter helps preserve the property's luxury appearance through high-quality finishing and maintenance work.

POSITION OVERVIEW

The Painter is responsible for maintaining the appearance, finish quality, and presentation standards of Nautilus 220 through professional interior and exterior painting, touch-up work, surface preparation, and cosmetic maintenance support throughout the property.

This role supports the overall maintenance and operations team by ensuring all resident-facing and back-of-house areas consistently reflect the luxury hospitality standards of the community. The Painter is expected to perform high-quality work with precision, efficiency, cleanliness, and strong attention to detail while maintaining safe work practices and minimizing disruption to residents and property operations.

The ideal candidate is dependable, organized, skilled in painting and finishing techniques, and committed to maintaining exceptional visual standards throughout the property.

CORE RESPONSIBILITIES

  • Interior & Exterior Painting: Perform professional painting, staining, touch-up work, and refinishing throughout residential common areas, amenity spaces, corridors, offices, back-of-house areas, exterior surfaces, and operational spaces as assigned.

  • Surface Preparation & Finishing: Prepare surfaces properly before painting including patching, sanding, caulking, priming, drywall repair support, masking, cleaning, and protecting surrounding areas to ensure high-quality finishes and long-lasting results.

  • Property Presentation Standards: Maintain luxury-level presentation standards throughout the property by ensuring walls, ceilings, doors, trim, railings, and painted surfaces remain clean, polished, and free from visible damage or cosmetic deficiencies.

  • Cosmetic Maintenance Support: Assist with general cosmetic repairs, minor drywall patching, wall restoration, texture matching, and finish corrections to maintain consistent property appearance standards.

  • Project Coordination & Scheduling: Coordinate painting schedules and work areas with maintenance leadership, operations teams, vendors, and residents to minimize disruption and maintain efficient project execution.

  • Material & Equipment Management: Maintain organized painting supplies, materials, tools, ladders, and equipment while ensuring proper handling, storage, inventory tracking, and operational readiness.

  • Safety & Compliance: Follow all safety procedures, OSHA guidelines, ladder safety protocols, ventilation requirements, and operational policies while maintaining clean and safe work environments throughout all projects.

  • Inspection & Quality Assurance: Conduct inspections of painted surfaces, touch-up areas, and completed projects to ensure work quality, color consistency, clean finishes, and compliance with Nautilus 220’s luxury standards.

  • Vendor & Team Collaboration: Partner closely with maintenance teams, contractors, housekeeping, and operations staff to support renovation projects, preventative maintenance efforts, capital improvements, and ongoing property upkeep.

  • Operational Support: Assist maintenance and operations teams with additional property upkeep responsibilities and special projects as operational needs require.

WHAT YOU BRING

  • 2+ years of professional painting experience in residential, commercial, hospitality, or luxury property environments

  • Strong knowledge of painting techniques, surface preparation, finishing methods, and repair practices

  • Experience with interior and exterior painting, touch-up work, drywall patching, and cosmetic repairs

  • Strong attention to detail and commitment to craftsmanship and presentation standards

  • Ability to safely operate ladders, painting tools, spray equipment, and maintenance equipment

  • Strong organizational and time management skills with the ability to complete projects efficiently

  • Ability to work independently and as part of a maintenance operations team

  • Working knowledge of safety procedures, PPE requirements, and OSHA standards preferred

  • Ability to maintain professionalism while working in resident-facing luxury environments

  • Flexible schedule availability including weekends and holidays as operationally required

  • Bilingual English/Spanish preferred given the resident community and operational environment

PHYSICAL REQUIREMENTS

  • Ability to stand, walk, bend, climb ladders, kneel, and work in various positions for extended periods during the shift

  • Ability to lift, carry, push, and pull up to 50 pounds including paint supplies, ladders, equipment, and materials

  • Ability to work indoors and outdoors in varying environmental conditions including heat, humidity, dust, fumes, and confined workspaces
