Summary
 
BMS Service Technician II diagnoses and resolves complex system issues in building management systems across commercial and mission-critical environments. This role ensures systems run reliably by completing service work from start to finish, reducing repeat issues, and maintaining consistent service quality. This role requires 90% overnight travel across the country for service repair work.
Outcomes
   >= 85% of service tickets resolved without return visit (First-Time Fix Rate)
   Service issues resolved within SLA timelines across all priority tiers (MTTR)
   >= 95% QA pass rate with <5% callbacks or rework
   <= 10% of tickets require escalation to senior technician or engineering
   100% of service work documented accurately and submitted within required timeframe
   100% compliance with site safety and security protocols
   Demonstrates ownership, accountability, and reliability in field execution
Responsibilities
   Independently troubleshoot, service, and commission BMS systems in mission-critical environments
   Diagnose and resolve hardware, software, and networked control system issues
   Execute service tickets from assignment through full resolution within SLA timelines
   Perform system upgrades, backups, restores, and configuration changes
   Execute commissioning and startup activities, including validation of system performance
   Install and configure control system components, including sensors, controllers, and panels
   Read and interpret control drawings to identify issues and implement solutions
Minimum Qualifications
   3-5+ years of BMS, building automation, or HVAC controls experience
   Proficiency with Tridium Niagara (N4) or equivalent controls systems
   Strong troubleshooting capability across control systems (hardware, software, and networked systems)
Working Conditions/Physical Requirements
  • Work environment: Field-based role across commercial buildings, active construction sites, and mission-critical facilities.
  • Physical requirements:
    • Standing, walking, climbing ladders, and working in mechanical spaces
    • Lifting tools and equipment (up to ~50 lbs.)
    • Working in confined or high-access environments as needed
  • Schedule expectations:
    • Standard work hours with on-call rotation and emergency response requirements
    • Travel required based on service and project needs (90%)
