What is a BMS Controls Engineer?

BMS Controls Engineers are professionals who specialize in designing, installing, programming, and maintaining Building Management Systems (BMS). These systems control and monitor a building's mechanical and electrical equipment such as ventilation, lighting, power systems, fire systems, and security systems. BMS Controls Engineers ensure that these systems operate efficiently, safely, and in an environmentally sustainable way. Their work is essential for optimizing building performance, reducing energy consumption, and improving occupant comfort.

How does a BMS Controls Engineer typically collaborate with other project stakeholders during a building automation project?

As a BMS Controls Engineer, you'll work closely with various stakeholders, including project managers, HVAC engineers, electricians, and IT specialists. Collaboration often involves coordinating system integration, resolving technical challenges, and ensuring that control strategies align with the building's operational requirements. Regular meetings and site visits are common, and clear communication is essential to ensure that installation, commissioning, and handover phases proceed smoothly. This cross-functional teamwork helps deliver efficient, reliable building management systems tailored to each client’s needs.

What are the key skills and qualifications needed to thrive as a BMS Controls Engineer, and why are they important?

To thrive as a BMS (Building Management System) Controls Engineer, you need strong knowledge of HVAC systems, electrical engineering principles, and experience with BMS programming, typically supported by an engineering degree or relevant certification. About Our Client

Our client is expanding its mission-critical data center operations, supporting ground-up construction, commissioning, and ongoing operations of critical facilities. The company works hands-on with building automation platforms - including Schneider Electric EcoStruxure Building Operation (EBO) and comparable BAS/BMS systems - to bring new facilities online and keep them running reliably.

Job Description

This role supports ground-up construction, commissioning, and ongoing operations of mission-critical data center facilities as a hands-on Building Automation Systems (BAS/BMS) Controls Engineer. The ideal candidate can install, configure, commission, and troubleshoot control systems - not just monitor them - and is comfortable working across HVAC controls, sensors, actuators, VFDs, and control networks. The preferred platform is Schneider Electric EcoStruxure Building Operation (EBO), though candidates with experience on comparable platforms such as Niagara N4, Siemens Desigo, Johnson Controls Metasys, or Honeywell EBI are encouraged to apply. This person will coordinate closely with project managers, electricians, mechanical contractors, and commissioning teams throughout active construction and turnover.

Duties and Responsibilities

  • Install, configure, commission, and troubleshoot BAS/BMS control systems
  • Configure controllers, field devices, graphics, alarms, schedules, trends, and system databases
  • Perform controller startup, point-to-point testing, functional testing, and commissioning
  • Program or modify control logic and sequences of operation
  • Troubleshoot HVAC controls, sensors, actuators, VFDs, and control networks
  • Support BACnet/IP, Modbus, Ethernet, and other building automation communication protocols
  • Read and interpret MEP drawings, electrical schematics, and controls diagrams
  • Support project commissioning, turnover activities, and owner demonstrations
  • Coordinate with project managers, electricians, mechanical contractors, and commissioning teams
  • Maintain accurate documentation including as-builts, redlines, startup reports, and testing records
  • Mentor junior technicians and provide technical guidance as needed

Required Experience/Skills

  • 3+ years of Building Automation (BAS/BMS) or HVAC Controls experience
  • Experience installing, commissioning, and troubleshooting controls systems
  • Understanding of HVAC systems including AHUs, VAVs, CRAHs, CRACs, chillers, boilers, pumps, and cooling systems
  • Experience with controller configuration, point-to-point checkout, startup, and commissioning
  • Knowledge of BACnet, Modbus, Ethernet/IP, or similar building automation protocols
  • Ability to read electrical schematics and mechanical drawings
  • Strong troubleshooting, communication, and documentation skills
  • Comfortable working in active construction and mission-critical data center environments

Nice-to-Haves

  • Experience with Schneider EcoStruxure Building Operation (EBO) preferred; comparable BAS platforms (Niagara N4, Siemens Desigo, Johnson Controls Metasys, Honeywell EBI, or similar) also considered
  • Data center or critical facility experience
  • Schneider EBO certification or training
  • Niagara N4 certification
  • EPMS or Power Monitoring Systems experience
  • OSHA 10 or OSHA 30 certification

Education

Not specified - recommend confirming with client.

Pay & Benefits Summary
