Project Manager – Lead Premium Residential Outdoor Living Builds


Job Overview

  • Company: Groundwork Outdoor Living
  • Salary/Pay Rate: $90,000 – $115,000 per year (based on experience)
  • Location: San Carlos, California
  • Job/Employment Type: Full Time
  • Project Scope: High-end residential landscape and hardscape construction ($100K – $1M+)
  • Mandatory Licenses & Certifications: Drivers License 


The Opportunity

You will serve as the primary field operations leader, taking full ownership of premium residential outdoor living projects across the Peninsula. In this newly created role, you will bridge preconstruction handoffs and final closeouts while directly shaping how our fast-growing company scales. You will gain direct access to ownership, clear career advancement, and the autonomy to deliver exceptional craftsmanship alongside a dedicated team.


How You Will Make an Impact

  • Direct 5 to 8 active residential projects simultaneously from handoff through final punch list completion.
  • Manage in-house crews and trade partners to execute complex hardscape, grading, and underground infrastructure work.
  • Track project budgets and schedules in JobTread to ensure jobs remain profitable and on time.
  • Communicate proactively with homeowners and clients to provide regular updates and address project changes.
  • Enforce strict OSHA compliance and jobsite safety standards across all active construction sites.
  • Price and process project change orders efficiently to maintain scope and budget alignment.


Required Qualifications & Experience

  • Minimum of 3 years of experience managing residential landscape or hardscape construction projects.
  • Strong hands-on knowledge of grading, drainage, concrete, pavers, masonry, and underground utilities.
  • Demonstrated track record of managing multi-crew job sites and holding projects to budget.
  • Valid California driver's license and a reliable personal vehicle for field travel.
  • Excellent written and verbal communication skills for managing clients, crews, and subcontractors.
  • Comfortable using CRM systems and technology; must be able to confidently operate a smartphone.


Preferred Qualifications & Experience

  • 5+ years of dedicated residential project management experience in the $100K–$1M+ range.
  • Bilingual proficiency in English and Spanish.
  • Direct experience utilizing JobTread or similar construction project management software.
  • Familiarity with CSLB trade standards, local Peninsula permitting, drainage and irrigation systems.
