Job description

 PORTER MAINTENANCE- 30 Work Hours Per Week


Weekly Schedule:

Thursday- Monday

11:00 AM-5:30 PM


Tuesday/Wednesday: OFF


* MUST HAVE ENGLISH LANGUAGE SKILLS/CUSTOMER SERVICE


The Porter-Maintenance position requires the qualified person be able to work effectively and must be responsible and self-sufficient even when administration is not present as they are responsible for representing Universal Maintenance.


RESPONSIBILITES INCLUDE      


  1.  Exterior painting
  2.  Dust common area surfaces
  3.  Dust buildings up to 10’ (use feather duster or gentle broom only)
  4.  Pick up and dispose of loose trash throughout common areas and retail frontage
  5.  Pick up debris around trash toters
  6.  Wipe down storefront window mullions and casement trim on exterior of buildings (use wet rag, no abrasives or scrubbing)
  7.  Clean and re-stock common area restrooms
  8. Check restrooms frequently and maintain cleanliness throughout shift (dry sinks, empty trash, replace trash liners, etc)
  9.  Maintain custodial closets in a neat and orderly fashion.
  10.  All debris/litter cleaned up will be disposed of in an onsite dumpster or toter
  11. Assist with trash overflow in exterior trash cans (tenants are responsible for changing the liners of these cans, but if overflowing needs to assist in cleaning up overflow.)
  12.  Hose down decomposed granite
  13.  Sweep drain at Munras entrance free from DG Dirt and other debris
  14. Provide minor maintenance services such as change light bulbs, use ladder, hang signs, minor painting/graffiti removal, and other minor repairs that can be made with basic, standard tool sets
  15. Change property signs (handicap, stop signs)
  16. Vacancy Clean-outs
  17. Roof cleaning
  18. Unclogging Toilet backups
  19. Vacuuming, dusting, de-webbing
  20. Sweeping, mopping
  21. Empty trash receptacles
  22. Public areas continuously monitored and picked up throughout the day
  23. Clean interior and exterior surfaces of lobby windows and windowsills
  24.  When applicable, place safety hazard signs
  25.  Respond to any major spills
  26.  Keep dumpster areas clean and clear from debris 


QUALIFICATIONS                                                                                                                                                  

·      Previous experience in the janitorial/maintenance industry is preferred

·      Must speak, read, and write in English

·      Be accountable and detailed oriented

·      Great customer service

·      Ability to communicate clearly with the Supervisor or Account Manager

·      Maintain good personal appearance, punctuality, and excellent work ethic

·      Must be able to lift, push, or pull up to 35 lbs

·      Must be able to stand or walk for up to 8 hours per shift

El puesto de Porter de Mantenimiento requiere que la persona seleccionada pueda trabajar de manera efectiva y sea responsable y autosuficiente, incluso cuando la administración no esté presente, ya que será responsable de representar a Universal Maintenance.


RESPONSABILIDADES INCLUYEN:

  1. Pintura exterior.
  2. Quitar el polvo de las superficies de las áreas comunes.
  3. Quitar el polvo de los edificios de hasta 10 pies de altura (usar únicamente plumero o escoba suave).
  4. Recoger y desechar basura suelta en las áreas comunes y frente a los establecimientos comerciales.
  5. Recoger residuos alrededor de los contenedores de basura.
  6. Limpiar los marcos y molduras exteriores de las ventanas de los establecimientos (usar un trapo húmedo; no utilizar productos abrasivos ni tallar).
  7. Limpiar y reabastecer los baños de las áreas comunes.
  8. Revisar los baños con frecuencia y mantenerlos limpios durante todo el turno (secar lavabos, vaciar basura, cambiar bolsas de basura, etc.).
  9. Mantener los cuartos de limpieza ordenados y organizados.
  10. Depositar toda la basura y residuos recogidos en el contenedor de basura correspondiente dentro de la propiedad.
  11. Ayudar con el desbordamiento de basura en los botes de basura exteriores (los inquilinos son responsables de cambiar las bolsas de estos botes; sin embargo, si se desbordan, deberá ayudar a limpiar la basura).
  12. Lavar con manguera las áreas de granito descompuesto (DG).
  13. Barrer el drenaje de la entrada de Munras y mantenerlo libre de tierra DG y otros residuos.
  14. Realizar servicios menores de mantenimiento, como cambiar focos, utilizar escaleras, colocar letreros, realizar trabajos menores de pintura/remoción de grafiti y otras reparaciones menores que puedan realizarse con herramientas básicas y estándar.
  15. Cambiar los letreros de la propiedad (estacionamiento para discapacitados, señales de alto, etc.).
  16. Limpieza y vaciado de espacios desocupados.
  17. Limpieza de techos.
  18. Destapar inodoros obstruidos.
  19. Aspirar, quitar el polvo y eliminar telarañas.
  20. Barrer y trapear.
  21. Vaciar los recipientes de basura.
  22. Supervisar continuamente las áreas públicas y recoger basura durante todo el día.
  23. Limpiar las superficies interiores y exteriores de las ventanas y los marcos de las ventanas del vestíbulo.
  24. Cuando sea necesario, colocar letreros de advertencia de peligro.
  25. Responder y atender derrames importantes.
  26. Mantener las áreas de los contenedores de basura limpias y libres de residuos.

REQUISITOS:

  • Se prefiere experiencia previa en la industria de limpieza/mantenimiento.
  • Debe hablar, leer y escribir en inglés.
  • Ser responsable, organizado y prestar atención a los detalles.
  • Excelente servicio al cliente.
  • Capacidad para comunicarse claramente con el Supervisor o Account Manager.
