EMCOR Services Automated Controls is a turnkey solution provider of building automation and energy management systems for a variety of commercial, industrial, and other facilities. We specialize in designing and installing advanced automation solutions with intuitive and interactive graphical user interfaces.


EMCOR Services Automated Controls is seeking to fill a BAS Service Technician III  in Louisville or Lexington, KY to support ongoing system performance, maintenance, and optimization efforts. This role is responsible for troubleshooting mechanical and controls-related issues, maintaining system databases, and ensuring reliable operation of Web CTRL systems.  The ideal candidate will perform system updates and upgrades—including software patches, driver updates, and database enhancements. Responsibilities also include monitoring system health through alarms, trends, and database configurations, and making performance adjustments such as PID loop tuning.  This position requires hands-on expertise with controller configuration, device replacement, and addressing, along with the ability to diagnose issues at both the software and field device level. The role will regularly interact with BAS interfaces to analyze system behavior and support operational needs.


  • Diagnose complex issues with HVAC equipment and BAS controls
  • Provide advanced troubleshooting of communication networks, controllers, and field devices
  • Use tools (meters, software interfaces) to isolate wiring and signal problems
  • Read and interpret trend data to provide root cause analysis of operation issues
  • Ability to modify, and resolve, logic to correct network or hardware issues
  • Perform integration and troubleshooting of third-party integrated devices
  • Perform preventive maintenance and system inspections
  • Update software, apply patches, and upgrade system components
  • Replace faulty controllers, sensors, and devices
  • Review alarms and trend data to identify issues or inefficiencies
  • Adjust system settings for improved performance and energy efficiency
  • Maintain database integrity and backups
  • Complete service reports, track time, and document work performed
  • Maintain accurate records of system changes and configurations
  • Ability to assist with small project setup and configuration, if required
  • Identify opportunities for energy savings and increased comfort
  • Ensure compliance with company standards and project requirements

  • Journeyman with the local union, in good standing (Or equivalent experience).
  • Start-up and checkout experience preferred.

  • Mechanical service experience and service estimation experience.
  • Excellent customer relations and communications skilled required.
  • Working knowledge of Automated Logic, Tridium, Honeywell, Trane, JCI and other control systems preferred.
  • Must be self-motivated, goal and results oriented and able to work efficiently in a fast-paces environment.
  • Must have high standards of quality with attention to detail.
  • Must be efficient at scheduling and meeting commitments for multiple customers.
  • Job duties include assigned office location of Louisville and Lexington as well as cross support for Cincinnati, Columbus, Indianapolis, Memphis, Evansville and potential future office locations.
  • Minimum 7-10 years related experience in controls/mechanical industry.
  • MET Technical Degree, MES Journeyman, or equivalent preferred.
  • Knowledge of the controls service industry and contract documentation.
  • Working knowledge of federal, state, and city regulations and guidelines.
