Maintenance Technician JLLWhat this job involves:

As a Maintenance Technician at JLL, you'll play a vital role in keeping our client facilities running smoothly and safely. This entry-level position offers you the opportunity to build a strong foundation in commercial building maintenance while working alongside experienced engineering professionals who are committed to your development. You'll gain hands-on experience across multiple building systems-from HVAC and electrical to plumbing and carpentry-while delivering exceptional service that directly impacts the daily operations of seven properties in the Costa Mesa area. This role is perfect for someone who enjoys problem-solving, takes pride in quality workmanship, and wants to grow their technical skills in a dynamic commercial real estate environment.

What your day to day will look like:
  • Perform routine light maintenance activities including filter changes, lighting replacements, site inspections, furniture assembly, and office builds to keep facilities operating efficiently.
  • Diagnose and repair mechanical, electrical, and plumbing issues using systematic troubleshooting methods and appropriate tools.
  • Execute general building maintenance tasks including interior and exterior carpentry, drywall repair, light electrical work, basic plumbing, and painting to maintain property aesthetics and functionality.
  • Complete assigned work orders through the computerized maintenance management system (CMMS) and maintain thorough service documentation to ensure accurate tracking and accountability.
  • Assist the engineering team with HVAC systems maintenance, repairs, and scheduled preventative maintenance procedures.
  • Conduct regular inspections of premises and equipment to identify potential issues before they become problems, ensuring safety and operational continuity.
  • Participate in rotating on-call schedule to respond to facility emergencies, system failures, and urgent maintenance issues outside normal business hours, maintaining readiness to address critical building system malfunctions.
Required Qualifications:
  • U.S. Citizenship required for this position.
  • High school diploma or GED equivalent with demonstrated mechanical aptitude or maintenance experience.
  • Experience performing preventative maintenance procedures and proficiency in using various hand and power tools.
  • Valid driver's license to travel between the seven properties you'll support near Costa Mesa, CA.
  • Strong customer service skills with the ability to communicate effectively in both oral and written reports with clients, team members, and management.
  • Proficiency in basic computer applications and software including MS Office, Slack, and email for work order management and communication.
  • Ability to work flexible scheduling as business needs require, including participation in rotating on-call coverage for after-hours emergencies.
Preferred Qualifications:
  • Certifications in specific trade areas such as HVAC, electrical, or other relevant specialties.
  • Experience using computerized maintenance management systems (CMMS) and building automation systems (BAS).
  • Proficiency with commercial door repairs including electrified locks, panic hardware, mortise systems, and automatic/manual sliding doors.
  • Trade school education or military service background with technical training.
  • Knowledge of energy conservation practices and building efficiency optimization.
  • Experience working in commercial building environments with multiple systems and equipment types.
  • Familiarity with OSHA safety standards and workplace safety protocols.

Estimated compensation for this position:

70,000.00 - 80,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
