What you will do
The Major Projects Project Manager serves as a vital contributor within the Building Solutions North America business at Johnson Controls, leading significant HVAC Controls construction projects in the Indiana market and at customer sites on a daily basis. These projects, valued at $2M or more, require a skilled construction professional capable of managing the complexities associated with large construction undertakings.
Under general direction, the role involves ensuring the profitable execution of assigned BAS Complex Projects. Collaboration with Owner and contractor sales managers, branch installation managers, and other teams is essential to provide early sales support activities in the TAS and development process, offering insights on strategy, vendor/partner selection, scope enhancements, value engineering, risk assessment, and more. The role also encompasses ensuring the accuracy, timeliness, billing, budget adherence, and scope compliance of assigned projects, while maintaining positive cash flow and actively pursuing change orders. Compliance with state, local, and federal legal requirements, alongside upholding the highest ethical standards, is paramount. Adherence to safety standards for all Johnson Controls staff and subcontractors is a must, along with following established project management procedures that balance customer satisfaction with project financial outcomes.
How you will do it
The Project Manager in our Major Projects team acts as the primary internal leader for execution teams on assigned projects, providing direction to various internal and external teams as needed for successful equipment project execution. Development and execution of project schedules according to plan falls under this role's responsibilities. Interaction, scheduling, coordination, and collaboration with Project Engineers and System Application Engineers for project delivery requirements is necessary. Evaluating the contractual scope of work and addressing the impact of client-issued bulletins, field directives, and/or scheduling changes further supports timely and cost-effective project delivery. Active efforts to seek additional work through change orders, perform associated cost estimates, prepare proposals, and negotiate final settlement prices and customer acceptance are integral to the role. Management of company technical resources and subcontractors involves overseeing costs, billings, and collections to maintain profitability goals and positive cash flow through timely and accurate project billings.
Reviewing and interpreting contract Terms and Conditions, analyzing financial reporting systems and project schedules to proactively address potential issues, and effectively communicating project progress, issues, and financial statuses to management as required are also key responsibilities.
  • Risk management and establishment of project recovery plans when necessary, resolving disputes with minimal escalation, preparation and issuance of subcontracts while ensuring project document controls comply with contract requirements and JCI standards are essential tasks.
  • Oversight of project construction for compliance with specifications, local codes, and installation techniques requires effective management of the selection, ordering, and delivery schedule of materials to ensure adequate procurement while considering manufacturing lead time.

Additionally, developing and maintaining strong long-term relationships with customers, consultants, prime contractors, and subcontractors is crucial, with attendance at job progress meetings as required to ensure subcontractors understand project expectations.
  • Coordination with HVAC Sales & Operations Managers, Construction Management Services, HVAC Installation Manager, Systems Team Leader, Service Operations Manager, and/or Branch Mechanical Project Team Leader for resource allocation to meet project objectives is a necessity.
  • Ensuring any engineering and commissioning performed by the field team aligns with established standards and facilitating the escalation of product-related issues are also part of the responsibilities.
  • Assistance to the Area Management Team and/or sales in project development efforts along with coordination of customer training requirements is expected. For select bundled projects, interaction with and direction to Truck Based teams assigned to projects under control may be necessary. Self-performance of sales support activities early in the audit process may provide further input on vendor/partner selection, scope enhancements, value engineering, risk assessment, etc., along with self-performance of cost estimating, project scheduling, and project management of assigned projects.
  • Development and maintenance of Microsoft project schedules is also needed, with travel of up to 25% into surrounding markets.

What we look for
Required
  • A minimum of five years of direct project management experience in the Building Construction Industry is preferred.
  • Strong verbal and written communication skills are essential, with the ability to convey technical material to a non-technical audience.
  • Travel will vary based on project assignments, with projects potentially located outside of assigned geography.
  • Proficiency in Microsoft Project Scheduling software and financial accounting systems is required, along with strong personal computer skills in MS Office (Excel, Word, PowerPoint, Project), Adobe Writer, Visio, and basic Windows environment.

Preferred
  • Management experience with projects related to Mechanical Retrofits, HVAC controls, BAS management, Fire management, and Security management systems is desired, with HVAC being highly preferred.
  • A Bachelor's degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, or Architecture, or an Associate's Degree with equivalent work-related experience is preferred.
  • University degree or equivalent combination of education and experience. 6 Years suggested minimum experience.
  • PMI/PMP Certification is also preferred.

HIRING SALARY RANGE: $73,000 - 137,000 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.) This role offers a competitive Bonus plan that will take into account individual, group, and corporate performance. This position includes a competitive benefits package.
