Location: Flora Waterset Apartments; Apollo Beach, FL

Schedule: Full-Time; Monday-Saturday; Weekend availability required

Salary: $70,000 to $76,000 annually, commensurate upon experience; Quarterly performance-based bonus program

Qualifications

  • Experience: Two or more years of multi-family property management experience as a Property Manager or 4 or more years as an Assistant Property Manager.
  • Proficiency with leasing, marketing, and resident relations.
  • Lease-Up Experience: 2+ years of lease-up experience within the last five (5) years
  • Financial Skills: Proven ability to manage budgets, analyze financial reports, and drive NOI.
  • Technical Proficiency: Strong computer skills; experience with Yardi is highly preferred.
  • Communication: Exceptional interpersonal skills with the ability to lead a team and resolve resident concerns with compassion.
  • Education & Certifications: High School Diploma/GED required. Bachelor's degree preferred. CAM or CPM certification is a plus.
  • Logistics: Valid driver’s license and reliable personal transportation for local business needs.
  • Physical Requirements: Ability to perform essential functions (walking, climbing stairs, lifting up to 40 lbs., etc.).

We are seeking a dedicated Property Manager to lead this exciting lease-up effort and oversee day-to-day operations. This specialized role requires a sophisticated leader who excels at driving initial absorption, managing the intricacies of a newly developed asset, and establishing a culture of integrity, operational excellence, and a positive, engaging experience for both residents and team members. You’ll take true ownership as the face of the property, serving as a go-to resource for your team and residents, and driving the long-term success of Flora Waterset.

Key Responsibilities

As Property Manager, you will serve as the primary leader for the communities, ensuring operational success through:

  • Team Integration: Hiring, training, and mentoring a cohesive onsite team across leasing and maintenance to meet Banner’s high standards.
  • Operational Oversight: Managing the full lifecycle of property operations, including marketing, budgeting, financial reporting, and rent collection.
  • Resident Advocacy: Building strong, lasting relationships with residents to drive satisfaction and long-term retention.
  • Compliance & Policy Management: Ensure the communities operate in full compliance with all legal requirements and company policies.
  • Performance Excellence: Utilizing your analytical skills to monitor occupancy trends and financial health, ensuring the properties meet their strategic goals.
