COMMERCIAL BUILDING MAINTENANCE PORTER

  SUMMARY:  

Under the direction of the Property Manager, the Maintenance-Porter is indirectly responsible for the physical appearance and maintenance of assigned properties. 

REPORTS TO:          Property Manager

ESSENTIAL DUTIES AND RESPONSIBILITIES:          

Other duties may be assigned, including but not limited to the daily job assignments, which could include the following:

• Remove trash and debris from property grounds and clean entry glass doors.
• Check all vacant suites daily, clean as needed.
• Repair or replace lights/ballasts and replace ceiling tiles.
• Sweep and hose off exterior walkways, wipe down all exterior mullions and soffits, wipe spider webs off vacant suites (interior and exterior) and clean entry doors.
• May assist with small repairs, i.e., toilet, doorknobs, simple locks and faucets
• Painting as directed.
• Pressure washing of common area grounds.
• Assist Maintenance Technicians when directed by the Property Manager.
• Assist Property Manager as needed.
• Other duties as assigned

• Experienced in light construction including drywall repair, ceiling repair, electrical, painting, plumbing, etc.
• Clean DMV driving record and current automobile insurance coverage required.

  Physical Demands:

• Required to frequently walk, stoop, bend, climb stairs and drive to various properties. Occasionally required to reach with hands and arms, climb or balance.
• Must be able to lift and/or move up to 40 pounds. Vision abilities required by this job include close and distance vision, and the ability to adjust focus.

EDUCATION:

Must have prior experience as a Porter or Maintenance Tech.

TECHNICAL PREREQUISITES:

• Strong customer service and communication skills.

• Ability to work with small hand tools
• Problem solving ability
• Time management skills

CERTIFICATES, LICENSES, REGISTRATIONS:

Must have a valid drivers license and current auto liability insurance.

LANGUAGE SKILLS:

Ability to speak, read, write and understand the English language.

MATHEMATICAL ABILITY:

Basic math skills required.

REASONING ABILITY:

Ability to solve practical problems.  Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is regularly required to frequently walk, climb stairs and ladders.  The employee will frequently reach with hands and arms, and climb or balance.

The employee must frequently lift and/or move or carry up to 40 pounds.  Vision abilities required by this job include close and distance vision, and the ability to adjust focus.

WORK ENVIRONMENT:

While performing the duties of this job, the employee works primarily onsite

Job Type: Full-time (8-hour shift), Monday – Friday, with weekends and evenings as needed  

Location: Central Orange County 

Compensation: $20-25/hr flexible depending upon skills and experience
