We are looking for individuals who are experienced in leasing single family residential properties, are passionate about customer service, and who thrive in a fast-paced environment to join our team. Your primary objective is to be the champion for each of our homes in marketing from when they become ready to list through move-in. This position operates in the field serving our properties in the Memphis, Tennessee area.
The Role: Responsibilities include, but are not limited to, the following:
  • Take ownership of the condition and quality of each home from the completion of construction or renovation through resident move-in by conducting regular inspections, visiting homes in person, and completing on-site sparkle cleans to ensure homes are move-in ready
  • Confirm all homes are in acceptable condition to be marketed, and no access issues exist
  • Complete post turn visits to the home to confirm marketability within 2 days of release from construction
  • Track maintenance needs and concerns for all market ready homes as raised by prospects or found during property walks
  • Conduct in-person move-in orientations as needed
  • Serve as a field representative on behalf of Evergreen Live, including, but not limited to, Eviction Court, Eviction Lockout, Utility Connection, etc.
  • Troubleshoot Smart home technology, offline notifications, and change batteries as needed
  • Conduct Occupancy checks to verify unit occupancy status
  • Perform Pre-Move-In inspections to ensure each home is clean, functional, and meets established quality standards prior to resident move-in
  • Perform recurring air filter replacements according to established maintenance schedules (every 30-60 days)
  • Projects and additional duties as requested

Qualifications and Experience
  • Experience in property management or residential operations with a demonstrated focus on home quality, inspections, and move-in readiness, along with a strong understanding of residential home standards and resident readiness
  • Current and valid driver's license
  • Excellent interpersonal, oral and written communication, and people skills
  • Proficiency with Microsoft Office, including Outlook, Excel, and Word; as well as with resident management systems is required
  • Ability to operate effectively in a fast-paced work environment
  • Strong organizational and time-management skills, able to consistently meet goals and deadlines without sacrificing quality
  • Proactive, self-directed, and highly motivated

Additional Information the role will require:
  • Routine use of standard office equipment and computers
  • Travel to our properties in your region, and may involve light physical demands such as bending, walking, kneeling, stretching
  • That all duties are performed in a professional and safe manner
  • Standard workdays are Tuesday through Friday 9:00 am to 5:30 pm including a 30- minute unpaid lunch break. Saturday 10am - 5:00pm, including a 30-minute unpaid lunch break.
