What is an associate realtor?

An Associate Realtor is a licensed real estate professional who is a member of the National Association of Realtors (NAR) and works under the supervision of a broker. They assist clients in buying, selling, and renting properties, providing guidance throughout the transaction process. Associate Realtors must adhere to a strict code of ethics set by the NAR and stay informed about market trends, legal requirements, and negotiation strategies. Their role often includes marketing properties, scheduling showings, and handling paperwork to ensure smooth real estate transactions.

What are the key skills and qualifications needed to thrive as an associate realtor, and why are they important?

To thrive as an Associate Realtor, you need a foundational understanding of real estate principles, local property markets, and hold a state-issued real estate license. Familiarity with MLS platforms, CRM software, and digital marketing tools is typically required. Outstanding interpersonal skills, negotiation abilities, and a strong work ethic help you build trust and successfully close deals. These competencies are crucial for effectively matching clients with properties, ensuring smooth transactions, and growing your reputation in a competitive field.

How do associate realtors typically build their client base and gain experience when starting out?

Associate Realtors often begin by leveraging their personal and professional networks to find potential clients, while also attending open houses, community events, and networking opportunities to meet new prospects. They usually work closely with experienced agents or mentors in their brokerage, assisting with showings, paperwork, and marketing efforts. This hands-on approach not only helps build confidence and skills but also allows new Associates to gain valuable insights into the local market and client needs. Over time, as they close deals and provide excellent service, referrals and repeat business become important sources of clientele.

Job description

Sales Associate

Position Overview

Arbor Realty Trust is seeking a motivated and relationship-oriented Sales Associate to support a senior commercial real estate originator focused on multifamily financing. The Sales Associate will play an integral role in expanding the originator's business, developing and maintaining borrower and intermediary relationships, identifying new financing opportunities, and supporting transactions throughout the origination process.

The ideal candidate will have direct multifamily commercial real estate experience, strong business development capabilities, and a demonstrated ability to build and maintain relationships with property owners, developers, investors, brokers, and other industry participants.

This is a client-facing role suited for an individual who understands the multifamily real estate and lending markets and is interested in developing into a successful commercial real estate finance professional.

Key Responsibilities

Business Development & Origination Support

  • Partner closely with a senior originator to identify, develop, and pursue new multifamily financing opportunities.
  • Proactively source prospective borrowers, owners, developers, investors, brokers, and other referral relationships.
  • Conduct targeted outreach to existing and prospective clients through calls, meetings, industry events, conferences, and other business development activities.
  • Assist in developing and executing business development strategies for targeted markets, clients, and transaction opportunities.
  • Maintain an active pipeline of prospective transactions and follow up consistently with clients and referral sources.
  • Research ownership groups, recent transactions, market activity, upcoming maturities, acquisitions, refinancings, and other potential financing opportunities.

Client Relations

  • Develop and maintain strong relationships with existing and prospective clients.
  • Serve as a responsive point of contact throughout the financing process and help ensure a high level of client service.
  • Assist the originator in preparing for borrower meetings, calls, presentations, and pitches.
  • Coordinate follow-up activities and maintain consistent communication with clients and prospects.
  • Develop a strong understanding of each client's portfolio, financing objectives, transaction history, and future capital needs.
  • Help strengthen long-term relationships that generate repeat and referral business.

Multifamily Finance & Transaction Support

  • Work with the originator to evaluate prospective multifamily financing opportunities.
  • Gather and review preliminary transaction information, including property operating information, rent rolls, borrower information, financing requirements, and transaction timelines.
  • Coordinate with underwriting, credit, capital markets, legal, closing, and other internal teams as transactions progress.
  • Assist in preparing financing proposals, term sheets, presentations, and other client materials.
  • Track transactions from initial opportunity through underwriting, approval, and closing.
  • Maintain accurate pipeline, client, and transaction information within the company's CRM and other internal systems.
  • Monitor multifamily market conditions, transaction activity, interest rates, lending trends, and competitive dynamics.

Qualifications

  • Bachelor's degree in real estate, finance, business, economics, or a related discipline preferred.
  • Prior multifamily commercial real estate experience required.
  • Experience in commercial real estate lending, mortgage banking, brokerage, acquisitions, investment sales, capital markets, or a related field strongly preferred.
  • Demonstrated experience in business development, sales, or relationship management.
  • Existing relationships within the multifamily real estate community are highly desirable.
  • Working knowledge of multifamily property economics and financing concepts, including NOI, cap rates, DSCR, debt yield, LTV, occupancy, rent growth, and valuation.
  • Strong interpersonal and communication skills with the ability to interact effectively with sophisticated real estate owners, investors, brokers, and senior professionals.
  • Highly organized with the ability to manage multiple opportunities, client relationships, and transaction priorities simultaneously.
  • Self-motivated, proactive, persistent, and comfortable with outbound business development.
  • Strong analytical skills and attention to detail.
  • Proficiency with Microsoft Excel, PowerPoint, Outlook, and CRM platforms.

Ideal Candidate Profile

The successful candidate combines multifamily real estate knowledge with a sales-oriented mindset. This individual should enjoy developing relationships, generating new business, and being in front of clients while also possessing enough technical understanding of commercial real estate finance to credibly discuss potential transactions.

We are looking for someone who is entrepreneurial, highly responsive, and motivated to build a long-term career in multifamily originations. The candidate should be comfortable supporting an established originator while progressively developing their own industry relationships, market knowledge, and business development capabilities.

Arbor Realty Trust, Inc. offers a competitive base salary and discretionary bonus. The starting base salary range for this position is $85,000 to $100,000. The specific compensation that will be offered is based on an understanding of the hired candidates' qualifications at the time of hire. This position is also eligible to earn commissions. The total compensation package for this position will also include other elements, a full range of medical, and/or other benefits including 401(k) eligibility and paid time off benefits.
