Job description
The Facilities Assistant Manager supports the operation, maintenance, and construction activities of the Hyundai MOBIS Module Plant. This role is responsible for managing facility utilities, building systems, maintenance planning, emergency response coordination, vendor oversight, budgeting, and reporting to ensure safe, reliable, and efficient plant operations. The position works closely with Production, Engineering, EHS, and external contractors to support continuous manufacturing operations and regulatory compliance.
Responsibilities(To perform within this position successfully, the incumbent must be able to perform each essential duty satisfactorily. Other duties may be assigned.)
Facility & Utility Systems Management: Manage and support all facility and utility systems, including:
- Electrical utility systems and electrical room maintenance and repair
- Emergency generators (including testing coordination)
- Elevators
- All HVAC systems (plant and office)
- Fire protection systems: fire pumps, fire sprinklers, fire extinguishers, and fire alarm panels
- Plumbing systems
- Ensure compliance with applicable safety codes, fire regulations, and internal company standards.
Building, Infrastructure & Construction Maintenance: Oversee maintenance, repair, and improvement of:
- Drywall, floors, ceilings, doors, and architectural finishes
- Lighting fixtures and general electrical installations
- Support and coordinate facility construction, renovation, and layout modification projects.
Vendor & Contractor Management: Manage and coordinate external vendors and contractors for:
- Janitorial services
- Landscaping
- Recycling and waste management
- Physical security systems and security guard services
- Facility maintenance and construction work
- Review proposals, scopes of work, estimates, and contractor performance.
Physical Security & Site Services:
- Support maintenance and operation of physical security systems (CCTV, access control, alarms).

Maintenance Planning & Execution:
- Plan and manage preventive, corrective, and emergency maintenance schedules.
- Generate, assign, and track work orders.
- Manage maintenance technician teams to ensure effective utilization and productivity.
- Coordinate maintenance activities to minimize operational and production impact.
Emergency Response & Preparedness:
- Respond to facilityrelated emergencies, including utility failures, lifesafety system issues, and productionimpacting incidents.
- Coordinate required manpower, including internal technicians and external vendors, to ensure prompt and effective emergency response.
- Maintain readiness for emergency situations through planning, communication, and coordination.
Inventory, Spare Parts & Purchasing:
- Manage spare parts and material inventory for facility and maintenance operations.
- Coordinate spare parts and material purchases to ensure availability and cost control.
Budgeting, KPI & Reporting:
- Support preparation of annual facility operating and capital budgets.
- Develop, prepare, and track maintenance and facility KPIs.
- Prepare project completion reports for facility and construction projects.
Project, Documentation & Communication:
- Prepare PowerPoint presentations for management and executive reporting.
- Prepare proposals, scopes of work, and supporting documentation.
- Collaborate and coordinate with Production, Engineering, EHS, IT, HR, and other departments to align facility activities with business needs.
General Scope:
- Perform all work related to facilities operations, utilities, maintenance, and construction necessary to support module plant operations and support Facilities Manager as needed.

Qualifications(The requirements listed below are representative of the knowledge, skills, and/or ability required and preferred for this position.)
Required Education & Experience:
- High School Diploma or equivalent, 5 or more years of experience in an industrial maintenance role within a manufacturing setting.
Preferred Knowledge, Skills, & Abilities:
- Working knowledge of electrical distribution, HVAC, compressed air, emergency generator, chillers, plumbing, and fire protection systems
- Ability to troubleshoot facility systems impacting production
- Ability to read and interpret electrical and utility drawings
- Strong verbal and written communication skills
- Ability to manage multiple priorities and urgent issues
- Proficiency in Microsoft Word, Excel, and PowerPoint
- Familiarity with TPM concepts and maintenance management systems (SAP preferred)
- Knowledge of OSHA and facility safety compliance requirements
Preferred Education & Experience:
- Associate degree in industrial maintenance, Industrial Electronics, or related field, PLUS 2 or more years of experience in an industrial maintenance role within a manufacturing setting
Certificates, Licenses, and Registrations:
- Forklift Certification
- Facilitiesrelated technical certifications (preferred)
Working Conditions:
- Approximately 40% field/facility work and 60% office work
- Frequent walking, standing, bending
- Ascending and descending ladders and elevated platforms
- Occasional lifting of up to 50-70 lbs
- Weekend, holiday, and overtime work as required
Work Schedule, Emergency Response & Availability
- Must be available to work overtime as required to support operational or emergency needs.
- Must be willing and able to work weekends, nights, and companyrecognized holidays as required.
- Required to respond to emergency situations, including afterhours callouts.
- Responsible for coordinating necessary manpower and resources during emergency conditions.
