Senior Associate, Capital Markets
Location: Atlanta, GA
Compensation: 100% Commission
The Opportunity
Sands Investment Group (SIG) is seeking a sophisticated Capital Markets Advisor to join our Atlanta office. This is a senior-level production role designed for an experienced professional capable of partnering with our Director to lead deal execution and scale our East Coast debt and equity presence.
We are looking for a candidate with a deep-rooted understanding of the commercial real estate (CRE) capital stack. You will leverage SIG's national platform, characterized by a massive internal inventory and a collaborative culture, to provide specialized financing solutions across retail, industrial, and net lease asset classes.
Core Responsibilities
  • Transaction Leadership: Direct the full lifecycle of complex CRE financing, including the structuring of permanent debt, bridge loans, and equity placements.
  • Strategic Advisory: Serve as a primary consultant to sponsors and SIG investment sales brokers, providing expert analysis of market spreads, lender appetite, and leverage strategies.
  • Financial Engineering: Oversee the development of institutional-quality underwriting and debt packages, ensuring all deliverables meet the rigorous standards of sophisticated credit committees.
  • Lender Relations: Manage and expand a diverse network of capital providers, including CMBS, Life Companies, Debt Funds, and Agency lenders.
  • Execution Oversight: Partner with the Director to manage the team's production pipeline, ensuring precision and professional excellence from initial mandate to closing.
Candidate Qualifications
  • CRE Direct Experience: Minimum of 3-5 years of dedicated experience in Commercial Real Estate Capital Markets. Candidates must demonstrate a track record of closing CRE-specific debt or equity.
  • Technical Mastery: Advanced proficiency in CRE underwriting, including complex DCF analysis, DSCR/DY hurdles, and waterfall equity structures.
  • Industry Acumen: Comprehensive knowledge of various CRE asset classes (specifically Retail, Industrial, and Multifamily) and their respective underwriting nuances.
  • Professional Presence: The ability to command respect in high-stakes negotiations and act as a senior representative of the firm.
  • Licensing: Active GA Real Estate License is preferred.
