Position Description
The Property Manager is responsible for managing the field maintenance operations for a portfolio of properties in various phases of development, construction, lease up, and ongoing operations. This includes managing the routine maintenance of stabilized properties, coordinating planned improvements on behalf of property owners, crisis management, and ancillary construction or maintenance activities that are required on an as-needed basis.
The Property Manager will work in collaboration with the Property Manager to effectively respond to tenant and owner concerns related to maintenance and improvement of portfolio properties. All Maintenance Technician positions are direct reports to the Property Manager. Additionally, all building trade sub-contractors are under the purview of the position.
The Property Manager is expected to develop and implement policies and procedures for move-in and move-out inspections, proactive property inspections, crisis management, and to develop other programs that will assure a well-managed and well-maintained portfolio. Maximum emphasis is placed on positive response to the concerns and needs of the tenants in coordination with the owner's goals and objectives.
Key Activities
  • Interpret tenant requests by assessing urgency, reasonableness, and response needed.
  • Ensure that maintenance needs are addressed in a manner commensurate with their severity, and that all parties are kept abreast of progress, delays, or unexpected changes to scope or cost.
  • Effectively document all maintenance operations; create and monitor policies and procedures to ensure that all maintenance operations performed are thoroughly documented and defensible.
  • Seek to minimize expenses; ensure direct reports and sub-contractors are performing duties at or below budgeted expenses.
  • Provide feedback on capital needs and other asset plan items; complete asset plan items as required.
  • Monitor employee performance; take action as necessary to improve portfolio or asset performance.
  • Complete annual performance reviews and regularly communicate employee performance expectations and achievement.
  • Assist in solidifying positive relationship with property owners by being proactive and responsive to owners' needs and requests.
  • Communicate effectively with property owners, tenants, neighbors, and other stakeholders.
  • Collaborate with your team to ensure that outstanding issues across multiple areas (maintenance, leasing, etcetera) are addressed holistically and in a timely manner.
  • Create a culture of accountability and proactivity by documenting and pushing information to other parties.
  • Maintain a positive image in performing daily work both internally and externally.
  • May perform other duties as assigned.

Minimum Requirements
  • Bachelor's degree in construction management, engineering, real estate, business, or related field.
  • Field experience in any of the building trades, including labor, plumbing, electrical, HVAC (heating, ventilation, and air conditioning), and carpentry.
  • Passion for real estate development, building operations, architecture, construction, or urban planning.
  • Working proficiency in technology, including mobile telephones, computers, mobile apps, and software.
  • OSHA 10-Hour Card completed within 90 days of employment.
  • Valid driver's license in the Commonwealth of Massachusetts.
