The Assistant Project Manager's Essential Duties and Responsibilities include the following, however, other duties may be assigned. To perform in this position successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
• Review and assist in preparation and culmination of project estimates and bids, collaborative with upper
management in selecting and assigning project personnel.
• Perform the selection of subcontractors and completion of contract arrangements and review and approve proposed
materials and shop drawings from subcontractors and suppliers.
• Assist with preparation of the preliminary project schedule and when appropriate, the detailed project schedule using
computer and standard company scheduling software.
• Ensure that all required project management/administrative prerequisites (i.e. cash flow plan, subcontractor list,
manufacturer list, submittal/procurement logs, etc.) are prepared and submitted to the architect and ensure these
plans are properly administered, as in submittals expedited, received, logged and approved.
• Collaborate with the Project Superintendent in overseeing the delivery of materials to the job site or outside storage
and ensuring that their receipt is properly recorded.
• Monitor construction activities, resolve problems and issues which arise, especially those pertaining to changes,
deficiencies and/or subcontractor performance. Prepare and provide monthly project status reports, project billings,
and provide other information as required to keep upper management and client properly informed.
• Meet with owner representatives, subcontractors and the architect/engineer to review the progress of the job and
discuss and resolve problems and issues that arise.
• Supervise and collaborate with Superintendent in conducting the substantial completion inspection and ensure that
“punch list” items are completed. Ensure that close-out documentation is submitted (i.e. drawings, operation and
maintenance manuals, and warranties from subcontractors and suppliers). Participate in and expedite fair settlement
of final disputes, litigation, and final payment dispositions.
• Promote and administer Zero By Design process. Record project performance in regards to Zero Accident, Net-Zero
Change Order completed on original schedule and Zero Punch List.
Knowledge/Skills/Ability
Knowledge and ability to prepare detailed planning for construction project, schedules and estimates and to make proper
modifications to such, using a computer and standard company software.

Ability to read and interpret construction drawings, shop drawings and technical specifications. Ability perform quantity take-offs, estimate construction costs, organize bid forms and bid packages, and manage project budgets.

Ability and skill in communicating effectively, both orally and in writing, as in providing written and oral instructions to employees and in communicating with architects, clients and subcontractors.

Knowledge of and application skills in geometry, trigonometry and algebra. Working knowledge of computers and basic
software programs. Ability to manage project teams, large groups of personnel and ability to accomplish desired results
through delegation. Working knowledge of company standard policies and procedures.

Education / Experience
BS in Engineering, Construction Management or related discipline, or equivalent combination of technical training and/or
related experience. 3-5 years experience in construction management, including estimating, project scheduling and control,
and management of field personnel.
