ASSISTANT PROJECT MANAGER

Description

Assist Project Managers in all construction activities, project procurement, scheduling, preparing meeting minutes, document processing, issue resolution with management of projects, acting as Project Manager on small projects. Act as liaison between teams where appropriate to help ensure smooth project completion and effective communication.

Essential Functions

  • Assist in preparing instructions and coordinate bidding process; review subcontractor bids for conformance and qualifications.
  • Confer with the Project Superintendent and others to provide input for the pre-bid and master construction schedule.
  • Nurture relationships with client
  • Implement assigned duties with an exceptional level of accuracy, timeliness and cost effectiveness.
  • Become familiar with each estimate to fully support its integrity.
  • Prepare subcontracts, purchase orders, and change order requests to be reviewed by the Project Manager.
  • Review the subcontract pre-billing worksheet, monthly progress payment request, and monitor payment receipts and disbursements.
  • Attend in-person and virtual meetings with clients and vendors.
  • Monitor all outstanding Owner change orders and change order requests.
  • Maintain ethical business transactions and conduct in all aspects of work performance
  • Process daily work tickets, material invoices, receipts and delivery tickets and input data in system and project specific invoices.
  • Create and monitor simple schedules using Microsoft Project
  • Adhere to OSHA and MOSHA Safety Standards, follow appropriate protocol for reporting incidents timely to Safety Director and management
  • Communicate regularly with team members to ensure that work specifications are met and any problems are addressed immediately
  • Adhere to all traffic laws and worksite rules
  • Other duties as assigned

Knowledge, Skills, and Abilities

  • Excellent verbal and written communication skills in English; including the ability to influence, negotiate and explain complex processes to clients and staff. Knowledge of Spanish is helpful
  • Effective computer skills including proficient use of Word, Excel, Google Docs, and Microsoft Projects. Experience with Viewpoint helpful.
  • Excellent organizational skills.
  • Ability to lead by positive influence rather than positional power
  • Ability to build and maintain effective and professional working relationships with our workforce, project managers, owners, architects, engineers, subcontractors, and suppliers.
  • Ability to work independently or as a collaborative team member, handle sensitive information with discretion, and prioritize work effectively

Education, Training, and Experience

· Minimum associate degree preferred, or relevant position related progressive work experience in construction industry

Work Context

· Must be able to sit or stand for long periods of time

· Required to regularly talk, hear, and communicate with others.

· Specific vision abilities required by this position include close vision, distance vision, and the ability to adjust focus.

· May work near moving mechanical parts and in outside conditions that include inclement weather, heat and humidity, and exposure to dust and asphalt.

· Must be able to lift, push, pull or carry objects, use abdominal and lower back muscles to provide support over time without fatigue and to effectively climb, jump, sprint or throw an object.

· Ability to lift heavy objects in excess of 50 lbs, walk, sit or stand for long periods of time and perform strenuous physical labor under adverse field conditions.

· Requires good manual dexterity (hand, hand with arm, two hands) and multi-limb coordination.

· Noise level is generally loud on jobsite.

· Normal work hazards associated with construction environment.
