We are looking for an experienced licensed New Home Sales Specialist to join our team in the Gadsden, AL area. In this role, you will be an employee of Smith Douglas Homes earning a base pay plus commission. Position Summary:


In this role, you’ll make good use of your Real Estate Sales experience to guide potential buyers through the homebuying process. You’ll delight in the privilege of assisting families towards finding an affordable home of enduring value. In addition, you’ll be able to draw on your highly honed interpersonal and customer service skills to develop trusted and long lasting relationships with our buyers. What you’ll do:


  1. Monitor and analyze data and trends
  2. Assist in determining new home prices, home site premiums and release of home sites
  3. Complete scheduled sales activities:
  1. Track “Home Definition Due” dates per the community Slot Schedule
  2. Complete a Home Definition
  3. Finalize options and Selections as part of the Purchase Agreement
  4. Confirm Homeowner Orientation and Final Loan Approval dates to all parties (buyers, Realtors and ‘outside’ lenders, when applicable)
  5. Ensure community plat board is completely updated, properly showing which home sites are available, on hold status, sold, etc.
  6. Fully document all notes and correspondence with Leads, Prospects, Buyers, Realtors and Lenders
  1. Complete monthly competition studies and monitor for changes
  2. Ensure appropriate community signage
  3. Develop and maintain a consistent Realtor outreach and networking program:
  4. Implement established marketing campaign
  5. Demonstrate amenities and unique architectural and design features to potential buyers
  6. Maintain records of potential buyers within established software system
  7. Monitor the mortgage loan process and provide timely assistance to stake holders
  8. Communicate website updates and needed changes to Marketing staff
  9. Participate in weekly Community Builder Meetings to resolve and uncover issues
  10. Host Grand Opening and homeowner events.
  11. Manage records of all Product Development Changes and inform buyers as needed
  12. Maintain current base pricing and option prices on website listing services
  13. Follow 4:2 Jeff Shore sales process
  14. Meet or exceed monthly sales goals
  15. Make minimum weekly calls to schedule 5 appointments weekly

Minimum Job Requirements:

Education: High School Diploma

Licenses: Alabama Real Estate License

Experience: Sales experience preferred

Computer Skills: Microsoft Office, Internet
