Leasing Agent - LIHTC / Tax Credit Experience Required
Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. Summary/Objective:
We're hiring a full-time Leasing Agent for Woodside Village Apartments, an affordable housing community located in Clarkston, GA. This role is best suited for someone with hands-on leasing experience in a LIHTC / tax credit or affordable housing community. The Leasing Agent will support leasing activity, applicant follow-up, resident communication, application processing, and compliance-related documentation. Because this is a tax credit / affordable housing community, candidates should be comfortable working with income-restricted housing requirements, applicant documentation, eligibility guidelines, and affordable housing compliance processes. Please note: market-rate leasing experience alone may not meet the current needs of this role unless the candidate also has direct affordable housing exposure.

Classification: Non-exempt (overtime eligible)
Location: Clarkston, GA 30021

Essential function/Responsibilities: duties include but are not limited to the following

  • Greet prospects, answer leasing inquiries, complete guest cards, and conduct property tours
  • Follow up with prospects and applicants by phone and email
  • Process rental applications and help determine applicant eligibility based on property criteria and program requirements
  • Collect and review applicant documentation such as IDs, Social Security cards, income documents, paystubs, asset information, and other required paperwork
  • Prepare move-in files and lease paperwork, including required addenda
  • Work closely with the property team and compliance team to help ensure files are complete and accurate
  • Communicate application status and missing document needs to applicants
  • Support resident communication, renewals, and office traffic
  • Assist with move-in inspections and coordinate with maintenance on apartment readiness
  • Maintain organized leasing files, reports, and resident documentation
  • Conduct business in accordance with Fair Housing, ADA, FCRA, company policies, and affordable housing program requirements

Requirements:

  • 1-2+ years of leasing experience in affordable housing, preferably LIHTC / tax credit
  • Hands-on experience with applicant documentation, income qualification, eligibility review, or affordable housing file preparation
  • Yardi experience strongly preferred
  • Strong customer service and follow-up skills
  • Comfortable working with residents and applicants from diverse backgrounds
  • Organized, detail-oriented, and able to manage multiple applications and follow-ups at once
  • Comfortable working onsite in a busy leasing office environment
  • Proficiency with Microsoft Outlook, Word, and Excel

Pay Rate: $19.00 per hour + leasing bonuses
