Job description

POSITION SUMMARY:

Responsible for directing the overall operations of the Maintenance Department in accordance with current applicable federal, state and local requirements and as directed by the Administrator, to ensure that a successful maintenance program is maintained at all time.

RESPONSIBILITIES/ACCOUNTABILITIES:

1. Assist in the planning, developing, organizing implementing, evaluating and directing of the Maintenance department. (Includes department policies, procedures, position descriptions, etc.)

2. Assist in the development and implementation of departmental policies and procedures to ensure that the maintenance of the premises, facility and equipment, is current at all times.

3. Develop and maintain a good working rapport with the intra-departmental personnel and other departments within the facility, to ensure that maintenance programs can be properly planned and maintained to meet the needs of the facility.

4. Ensure that the plant and equipment is properly maintained for patient/resident comfort and convenience.

5. Supervise/monitor work of department supervisors/personnel to ensure compliance of directives and established procedures.

6. Interpret policies and procedures to department personnel as necessary.

7. Ensure that the Maintenance Departmentโ€™s administrative procedures are followed.

8. Inspect the facility, on a regular basis, to ensure that the grounds, facility and equipment are maintained in accordance with established policies and procedures and all hazardous areas are properly identified.

9. Inspect, maintain and test fire alarm and emergency systems in according with established policies and procedures. Maintain appropriate records of test results.

10. Establish an effective preventive maintenance program of cleaning, painting, maintaining facility equipment etc., as necessary/approved.

11. Establish a priority system on unscheduled maintenance.

12. Maintain the heating and cooling units/systems in proper working condition, as specified by the manufacturer. Prior to the onset of seasonal changes, inspect the systems for loose wires, broken lines, leaks, etc., and pre-start unit/system to ensure proper working order.

13. Assist in the development of the department budget.

14. Requisition, control, and maintain an adequate level of required maintenance supplies and equipment. Replace equipment as necessary and approved.

15. Maintain current written records of the department.

16. Assume authority, responsibility, and accountability of directing the Maintenance department.

17. Ensure outside services are properly completed/supervised in accordance with contracts/work orders.

18. Review complaints and grievances and make necessary oral/written reports to the Administrator.

19. Attend and participate in workshops, seminars, etc., to keep abreast of current changes in maintenance procedures.

20. Recommend to the Administrator the equipment and supply needs of the department.

21. Assist in standardizing the methods in which work will be accomplished.

22. Serve on various committees of the facility as required by existing regulations or as appointed by the Administrator.

23. Other related duties and activities as may become necessary or as directed by the Administrator.

24. Participate in the overall quality assessment and improvement program activities.

25. Review department policies, procedures, manuals, position descriptions, etc., at least annually and participate in making recommended changes.

26. Perform administrative requirements, such as completing necessary forms, reports, etc., and submitting such to the Administrator as required.

27. Assist in recruiting, selecting and training competent department personnel.

28. Implement written policies that will effectively maintain equipment and supplies for the facility.

29. Schedule department working hours, personnel, work assignments, etc.

30. Develop and participate in programs designed for in-service education, on-the-job training and orientation classes for newly assigned department personnel. (Includes maintaining appropriate recording-keeping requirements of when classes were help, subject matter, attendance, etc.)

31. Assist in determining departmental staffing, completing employee performance evaluations and make recommendations to the Administrator concerning wage and salary adjustments, hiring, termination, transfers, etc.

32. Meet with department personnel, on a regularly scheduled basis, and solicit advice on improvement of services.

33. Delegate authority, responsibility and accountability to other responsible department personnel.

34. Evaluate and implement recommendations from the facilityโ€™s committees.

35. Make written and oral reports/recommendations to the Administrator concerning the operation of the department.

36. Performs other related duties as required.
