Warehouse Manager - Job Description
Reports To: General Manager
Location: Omaha
Position Summary
The Warehouse Manager is responsible for overseeing all warehouse operations, inventory control, fleet coordination, and facility maintenance to support commercial HVAC, refrigeration, and mechanical service and construction operations. This role ensures technicians and project teams have the materials, tools, equipment, and vehicles necessary to operate efficiently while maintaining a safe, organized, and cost-effective warehouse environment.
The Warehouse Manager plays a critical role in supporting service, construction, and fabrication operations through strong inventory management, fleet oversight, vendor coordination, and continuous improvement initiatives.
Key Responsibilities
Inventory Management
  • Manage all warehouse inventory, including HVAC, refrigeration, mechanical, sheet metal, and construction materials.
  • Conduct routine cycle counts and annual physical inventories.
  • Establish and maintain inventory stocking levels based on historical usage and operational needs.
  • Coordinate material receiving, inspection, labeling, storage, and distribution.
  • Ensure technicians and project teams have timely access to required parts and materials.
  • Manage tool inventories, tracking systems, and accountability processes.
  • Monitor obsolete, damaged, or slow-moving inventory and develop disposition plans.
  • Identify opportunities to reduce inventory carrying costs while maintaining service levels.

Fleet Management
  • Oversee company vehicle and fleet operations, including service vans, trucks, trailers, forklifts, and other equipment.
  • Work with the Corporate fleet manager to make sure fleet records including registrations, licensing, inspections, warranties, and maintenance schedules are maintained
  • Coordinate preventative maintenance and repairs with vendors and internal stakeholders.
  • Ensure vehicles comply with company safety standards and regulatory requirements.
  • Manage vehicle assignments, transfers, and onboarding of new fleet assets.
  • Coordinate fleet branding, GPS systems, and vehicle technology installations.
  • Assist with budgeting and recommendations for vehicle replacement and capital expenditures.

Warehouse Operations & Maintenance
  • Maintain a clean, organized, safe, and professional warehouse environment.
  • Develop and enforce warehouse organization standards and material storage procedures.
  • Oversee warehouse layout optimization to improve efficiency and accessibility.
  • Coordinate facility maintenance, repairs, and vendor services.
  • Ensure compliance with OSHA and company safety requirements.
  • Manage warehouse equipment including forklifts, pallet jacks, lifts, storage systems, and related assets.

Operational Support
  • Support service, project, and fabrication departments with material staging and logistics.
  • Coordinate delivery schedules and material movement between branch locations and job sites.
  • Work closely with project managers, service managers, and field supervisors to prioritize material needs.
  • Assist with project mobilization and demobilization activities.
  • Support capital equipment tracking and management.
  • Develop warehouse processes and standard operating procedures.

Leadership & Continuous Improvement
  • Lead and develop warehouse personnel.
  • Establish performance expectations and accountability standards.
  • Train employees on inventory, safety, and warehouse procedures.
  • Identify opportunities for process improvements and cost savings.
  • Participate in Lean, Continuous Improvement, and operational excellence initiatives.
  • Develop metrics and reporting related to inventory accuracy, fleet performance, and warehouse efficiency.

Qualifications Required
  • 5+ years of warehouse, inventory, logistics, or operations management experience.
  • Experience managing inventory systems and physical inventory controls.
  • Experience coordinating vehicle fleets and vendor relationships.
  • Strong organizational and problem-solving skills.
  • Proficiency with Microsoft Office (Excel, Outlook, Teams).
  • Ability to operate forklifts and warehouse equipment (or obtain certification).
  • Valid driver's license with acceptable driving record.

Preferred
  • Experience in commercial HVAC, refrigeration, construction, mechanical contracting, or industrial services.
  • Experience with ERP, inventory management, CMMS, or fleet management software.
  • Lean Manufacturing or Continuous Improvement experience.
  • Supervisory or leadership experience.

Physical Requirements
  • Ability to lift up to 50 pounds.
  • Ability to stand, walk, bend, and climb throughout the workday.
  • Ability to work in warehouse, shop, yard, and outdoor environments.
  • Ability to operate warehouse equipment and company vehicles safely.
