Job Description

MAINTENANCE AIDE

DEPARTMENT: Asset Management UNION: IAMAW

SUPERVISOR: Foreman or Designee (Designee determined by Department Director)

PRIMARY RESPONSIBILITIES: The incumbent in cooperation with the site manager will perform a wide variety of unskilled, semi-skilled and skilled tasks in the maintenance and up-keep of buildings, apartments, grounds and equipment. These tasks may be performed in hi-rises, projects or scattered sites.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  1. Requisition parts and maintain on-site inventory.
  2. Understand and follow Rockford Housing Authority policies and procedures.
  3. Conduct preventative maintenance checks and service to all equipment. Report any situations requiring additional work and/or outside contractors to the site manager or designee.
  4. Inspect and repair playground equipment where necessary.
  5. Clear snow and ice from sidewalks and designated areas by shoveling, plowing, salting or sanding.
  6. Inspect units after they are vacated to assess work to be performed, note items missing or damage done.
  7. Check conditions of boiler rooms, blow down boilers, make repairs on pump valves, heating control panels, exchangers.
  8. Give direction to employees assigned to help with particular tasks.
  9. Requisition parts and maintain on-site inventory.
  10. Track all parts and labor used in various tasks.
  11. Will be on twenty-four hour call for emergency situations.

SPECIFIC DUTIES:

  1. Perform or assist in electrical tasks such as, but not limited to, checking, resetting and replacing circuit breakers, switches and outlets, replacing light bulbs, globes, fixtures, cords, etc. Check for shorts and repair when possible, install electric motors on various equipment.

Maintenance Aide

  1. Perform or assist in plumbing tasks such as, but not limited/or replacement of faucets, pipes, sinks, drains, water heaters and water closets to include unplugging and freeing them for normal use. Locate and repair leaks in pipes and valves.
  2. Perform or assist in maintenance tasks on heating systems and furnaces such as, but not limited to, cleaning or replacing burners, replacing filters, valves, thermo-couplers, thermostat controls or motors.
  3. Perform or assist in building repairs, such as but not limited to repairing or replacing doors, screens, locks, floor and ceiling tiles, roof and wall repairs and minor repairs to walls, floors, cabinets, etc.
  4. Perform some painting and touch-up where required.
  5. Assist in repair work on stoves, refrigerators, and air conditioners. Clean, check and maintain all air handling systems.
  6. Assist in maintenance of grounds by mowing and trimming, leaf removal and removal of debris.
  7. Perform necessary cleaning tasks in vacant units to prepare for painting and/or new tenants.
  8. Maintain all common areas such as laundry, basements, stairs and landings.
  9. Assist in training of all maintenance trainees and employees in lower classifications.
  10. Maintain shop areas in a clean, safe manner.
  11. Assist in testing of fire and safety systems, and equipment.
  12. May be assigned extermination and pest control duties

QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.   1. Must be able to use all hand, power and lawn care tools.
  2. Must be able to operate a variety of vehicles from lawn mower to dump truck.
  3. Must have working knowledge of plumbing, heating and electrical processes.
  4. Must have working knowledge of materials and equipment used in building and grounds maintenance.
  5. Must be able to lift heavy objects.
  6. Must be able to prepare simple reports and record-keeping.
  7. Must have telephone.
  8. Must have valid driver's license and be insurable.

Maintenance Aide

EDUCATION and/or EXPERIENCE: High School diploma or equivalency with minimum of three (3) years of successful related work experience in building and property maintenance with experience in vehicle and equipment maintenance and repair preferred.

Will accept a minimum of eighth grade education if two additional years of successful related work experience in building and property maintenance or equipment maintenance is substituted for each year of high school not completed.
