Job description

POSITION SUMMARY

The Multisite Assistant Property Manager will work closely with the Property Managers and Regional Manager to provide on-site support to the day-to-day operations of various properties and may include oversight of the leasing staff.  Properties assigned are scattered throughout North Carolina and this position will travel frequently to these properties based on need of coverage.


ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assist in the achievement of the property's annual budget plan
  • Lease apartments
  • Prepare and review lease paperwork with new and renewing residents
  • Timely collection and deposit of all rental income
  • Preparation of accurate Statement of Deposit accounting for all vacating residents
  • Close out computer software system on a monthly basis and generate accurate reporting
  • Timely submissions of reports
  • Preparation of resident correspondence in connection with balance due, late payments, eviction notices or lease violations
  • Assist in the move out/turnover process as well as prepare for inspections
  • Inspect vacant units for readiness.
  • Inspect model unit for marketability; Report any deficiencies to the property manager
  • Walk marketing path on a daily basis; Report any deficiencies to the property manager
  • Assist with the preparation of the market survey on a routine basis
  • Thorough understanding of local landlord tenant laws and Fair Housing laws
  • Use strong leadership abilities to empower and guide the team to success
  • All other related tasks assigned by property manager/regional manager
  • Upholding all company policies and values
  • The duties and responsibilities will be completed on a daily basis at the assigned property

QUALIFICATIONS

  • 2+ years property management industry experience
  • Previous leasing experience
  • Strong collections experience and Accounting/Bookkeeping skills required
  • Yardi experience required
  • Strong commitment to company goals and values
  • Pleasant attitude to all prospects, residents and associates
  • Strong customer service skills
  • Strong written, verbal and presentation skills; effective communicator
  • Ability to understand directives both orally and in writing
  • Ability to accurately charge, collect and deposit rental income
  • Ability to perform basic accounting functions such as reading a ledger and determining rental charges
  • Ability to read, write and perform basic match functions
  • Be committed to the success of each associate as a member of the team
  • Thorough knowledge of Fair Housing laws and all aspects of leasing apartments
  • Ability to continually close on prospects and lease apartments
  • Ability to learn and work on various types of computer software programs including but not limited to: Yardi, Microsoft Outlook, Blue Moon, credit screening software, Excel and Word
  • Ability to pass a mystery shopping report based on the company criteria.
  • Ability and desire to perform outreach marketing for the community as needed
  • Analytical skills required
  • Detail oriented and ability to multi-task is required
