Working Hours and/or Working Conditions: HOURS: Shift may vary as to requirements of the College.WORKING CONDITIONS: Ability for heavy lifting, use of ladders, heights and will be required to work both in door and outdoors.
Knowledge, Skills and Abilities: Effective communication skills, Computer proficiency with MS Office; programming; project start-up, checkout, and troubleshooting skills. Proficiency with building automation systems for controlling HVAC Systems. Working knowledge of BACnet control systems Experience with Tridium, and JCI systems preferred. Must possess a valid Michigan driver's license.Employees in this position must have a high-level of expertise to perform entire building automation system analysis, programming, commissioning, and modification to ensure tenant comfort and energy efficiency in all facilities managed by Macomb Community College. Job Function
Responsible for the Programing, Installation, Repair, and Maintenance of the College's HVAC Building Automation System Components and Devices, to ensure HVAC equipment is operating efficiently and properly maintained to create a comfortable environment for students, faculty and staff to learn, teach and support College Operations. Performs specific tasks in and around the physical plants of the College as assigned.
Job Responsibilities
  • Install, maintain, and program sensors, thermostats, controllers, valves, actuators, and other HVAC control related equipment.
  • Write and test modifications in multiple languages of systems software. Tridium, JCI, and other.
  • Perform inspections and preventive maintenance tasks for the control systems including point-to- point check-out, sensor calibration, and software back-up.
  • Provides technical guidance to diagnose control system concerns and ensure occupancy comfort.
  • Performs commissioning, start-ups, installation and servicing of building controls and facilities management systems.
  • Works with outside vendors, engineers, and consultants to design, troubleshoot and implement changes to the Colleges BMS system.
  • Ensures proper set-points, schedules and sequences of operation are correctly programmed.
  • Provide timely response to diagnose source of concern, analyze system requirements, assess components, and recommend corrective action, including on-call and emergency support as required.
  • Update resource allocations, progress, and date changes to publish a weekly primary schedule for all active projects.
  • Makes preliminary survey of work sites and makes estimates of needed materials, tools, equipment, and personnel.
  • Assist with construction/remodel plan review of upcoming projects of the HVAC systems.
  • Utilizing the colleges TDX ticketing system complete, assign and close out all assigned Work Orders.
  • Monitor Environmental Control Email Inbox, Phone Line, and TDX Ticketing System
  • Shall be able to read and understand physical plant blueprints, control drawings and schematics.
  • Support the Director of plant operations and maintenance with department goals and visions and assist in their implementation.
  • Assist in reviews of construction plans and specifications and makes recommendations for changes based on college standards, systems, and Facilities infrastructure.
  • Creates and maintains reports as required to perform the functions of position and as directed by Chief Building Engineer.
  • Orders supplies and materials as needed to fulfill assigned duties as directed by Chief Building Engineer.
  • Drives College vehicles as assigned.
  • Cleans areas as assigned after completing jobs.
  • Directs other staff as assigned.
  • Performs related duties as assigned.

Education
Associate degree in HVAC or similar building trade OR 3 years or more of field experience in lieu of degree. Documented Industry training and/or certificates in Niagara N4, Tridium, Andover, and Siemens based user interface software required.
Qualifications
EXPERIENCE: Must have one or more of the following:
  • 2 - years Basic networking experience for BacNet, TCP/IP, ModBus, N4 and other applicable protocols.
  • 2 - years of HVAC or similar building trade experience performing Programing, Installation, Repair, and Maintenance of HVAC Building Automation Systems.
  • 2 - years of experience with computer control of HVAC systems.
