POSITION/LEVEL: Building Engineer

FLSA STATUS: Non-exempt

DEPT/OFFICE: Property Management

DATE: August 2026

REPORTS TO: Lead Engineer

This is an abridged version of a detailed job description given to the employee.

JOB SUMMARY AND DISTINGUISHING FEATURES OF THE WORK:

The Building Engineer is responsible for performing assigned maintenance and repairs that maximize effectiveness of the property’s operation and proper functioning of its systems and equipment. The conduct of duties requires adherence to company policies, established safety standards, and regulatory requirements.

The successful Building Engineer does more than follow orders. This individual is consistently thorough, exacting, committed to keeping systems and equipment in good order, and supporting other members of the property team.

MINIMUM QUALIFICATIONS REQUIRED:

Education and Experience:

  • At least five year’s experience in the building maintenance industry, or a combination of education, training, and experience that provides the attributes necessary to successfully perform the Building Engineer job. Equivalent union training and certification is also acceptable.
  • A degree from an accredited trade school in HVAC, electronics, or other industry-related trade is advantageous. Completion of trade-related technical training in the US Armed Forces is equivalent to a trade school degree.

ESSENTIAL JOB FUNCTIONS:

  • Collaborates with property management and tenants to resolve maintenance issues.
  • Perform scheduled maintenance and building repairs.
  • Inspect and test equipment.
  • Execute preventive maintenance program to keep systems and equipment in good repair and prolong their useful life.
  • Maintain outstanding property appearance.
  • Resolve unscheduled maintenance calls for plumbing, equipment malfunction, HVAC comfort, electrical and lighting, and other minor repairs.
  • Respond to emergency calls after hours as directed.
  • Perform and record inspections of the property and systems.
  • Fulfill other job-related duties as assigned.
  • Assist contractors and vendors when onsite making repairs to equipment and building systems.
  • Provide assistance as required to support property events.
  • Assist with maintaining and keeping inventory of tools, parts, and supplies.

MATERIAL AND EQUIPMENT USED:

Ladders, lifts, hand tools, multi-meter amp probe, anemometer (airflow meter and hood), pressure gauges, drain auger, safety goggles, ear protection, and fire extinguisher.

KNOWLEDGE, SKILLS, AND ABILITIES:

Knowledge of building and equipment maintenance and repair methods, including AC circuits and safety procedures, the refrigeration cycle, plumbing systems, and life safety systems. Understands general building and industry safety practices and assists the property management team with promoting and implementing a safe environment for our guests and tenants while on property.
