What this job involves:

As a Building Operating Engineer at JLL, you'll be the technical expert responsible for maintaining and optimizing critical building systems that keep our client's facility operating at peak performance. This hands-on role puts you in charge of ensuring that HVAC, electrical, plumbing, and fire life safety systems run reliably and efficiently every day. You'll manage preventive maintenance programs, respond to service requests, and coordinate with contractors to deliver exceptional facility operations. What your day-to-day will look like:

• Maintain and update the Computerized Maintenance Management System (CMMS) with accurate information for all building operating systems and completed work orders

• Perform hands-on maintenance and repairs on various building systems including HVAC, electrical, plumbing, and fire life safety equipment

• Execute preventive maintenance services on building operating systems and equipment, performing tasks directly or delegating appropriately to ensure optimal performance

• Respond promptly to online service requests, completing work professionally and efficiently while minimizing disruption to building occupants

• Assist with installations of new equipment and replacement of existing systems as required to support facility upgrades and improvements

• Review the quality and pricing of work performed by outside contractors and vendors to ensure standards are met and costs are reasonable

• Maintain a detailed inventory of parts and equipment, tracking usage and submitting replacement requests to keep adequate stock levels

Required qualifications:

• High school diploma or GED

• EPA Universal certification

• Minimum 3 years of experience in building maintenance including electrical, HVAC, and plumbing systems

• Strong electrical and mechanical aptitude with proven troubleshooting abilities

• Experience working with computerized work order systems and CMMS platforms

• Ability to work effectively with multiple computerized building systems and control platforms

Preferred qualifications:

• Technical degree or certification in HVAC, electrical, or building systems

• Building automation system (BAS) experience with platforms such as Tridium, Johnson Controls, or Siemens

• Additional trade certifications in electrical, plumbing, or HVAC/R

• Experience in commercial office buildings or similar facilities

• Knowledge of energy management and sustainability practices

Schedule: Availability to work Monday through Friday, 9:30 a.m. to 6:00 p.m.
