Structure Properties is a San Francisco-based property management company built on exceptional service, operational excellence, and long-term relationships. As we continue expanding into Austin, Texas, we're seeking an experienced Maintenance Supervisor to lead maintenance operations at our 279-unit garden-style multifamily community located in the desirable Hyde Park neighborhood.

We're looking for someone with a strong construction background who understands quality workmanship, project management, preventative maintenance, and leadership. If you take pride in building systems, solving problems, and leading a team that delivers exceptional service, we'd love to meet you.
The Maintenance Supervisor is responsible for the overall maintenance, appearance, safety, and physical condition of our 279-unit garden-style apartment community in Hyde Park. This role oversees maintenance technicians, vendors, capital improvement projects, apartment turns, preventative maintenance, and emergency repairs while ensuring residents receive outstanding service.
The ideal candidate is a hands-on leader with a strong construction or renovation background who understands how to maintain an aging asset, oversee capital improvements, and deliver high-quality work while balancing budgets, timelines, and resident satisfaction.
This position will come with a free onsite Apartment. 
Essential Responsibilities
  •  Lead all daily maintenance operations for the community. 
  •  Supervise, coach, and develop maintenance team members. 
  •  Coordinate apartment turns to meet company timelines and quality standards. 
  •  Perform regular inspections of buildings, grounds, mechanical systems, and vacant units. 
  •  Plan and oversee preventative maintenance programs. 
  •  Diagnose and coordinate repairs involving HVAC, plumbing, electrical, carpentry, drywall, appliances, and building systems. 
  •  Manage vendors and contractors, ensuring quality workmanship and timely completion. 
  •  Oversee construction, renovation, and capital improvement projects. 
  •  Create scopes of work, obtain bids, and monitor project budgets. 
  •  Prioritize and respond to emergency maintenance requests. 
  •  Ensure compliance with OSHA, safety standards, and applicable building codes. 
  •  Maintain maintenance records, inventory, and purchasing documentation. 
  •  Assist with budget planning and identify opportunities to improve efficiency while controlling costs. 
  •  Maintain excellent communication with residents, office staff, and vendors. 
  •  Participate in an on-call rotation for after-hours emergencies. 
  •  Perform additional duties as assigned. 
Qualifications
  •  Minimum 5 years of maintenance, construction, facilities, or multifamily experience.
  • Residential construction, renovation, remodeling, or project management experience strongly preferred.
  •  Previous supervisory or team leadership experience. 
  •  Working knowledge of HVAC, plumbing, electrical, carpentry, drywall, painting, appliances, and building systems. 
  •  Experience overseeing apartment renovations, capital improvement projects, and vendor management. 
  •  Ability to troubleshoot issues while maintaining high-quality workmanship. 
  •  EPA Certification preferred. 
  •  HVAC Certification a plus. 
  •  Valid driver's license and reliable transportation.
  • Must be available for on call Emergencies
