Job description

Job Overview:

Reports to General/Property Manager

Barkan Management Company is currently seeking a Building Superintendent to oversee the daily operations of one of its properties. This is a full time, 40 hours per-week position. The hours are Monday through Friday, as well as on-call coverage after hours and on weekends.

General duties will include, but are not limited to:

  • Carry out all maintenance work orders for common spaces.
  • Routinely inspect the property, assessing the need for repairs and upgrading. Record any deficiencies and, under the direction of the Property Manager, take the necessary action. Notify the Property Manager of any maintenance problems and recommend possible resolutions.
  • Coordinate maintenance contractors working on the property and supervise when appropriate.
  • Coordinate work and inspections in accordance with the various contracts in place.
  • Schedule moving and delivery vans with owners.
  • Paint and touch-up the common areas when appropriate.
  • Assist in seasonal work to include snow removal, pool testing and cleaning, planting and maintaining landscaped areas and planters, watering, etc.
  • Maintain mailroom area in a neat and orderly manner, painting as required and routinely emptying trash receptacles and cleaning mailboxes.
  • Investigate and implement energy utilization programs for the efficient operation of the property.
  • Provide technical assistance where appropriate.
  • Ensure that property grounds are free of refuse and debris at all times.
  • Follow and maintain preventive maintenance procedures and schedules, including scheduled maintenance on all equipment based on the manufacturersโ€™ recommendations and operating manuals.
  • Assist with move in/out coordination
  • Responsible for stock control and utilization of maintenance materials.
  • Have knowledge regarding meter cutoffs/shutoffs, and sewer cleanouts.
  • Make certain that adequate lighting is maintained, and entrances are secured at all-time
  • Assist Board and Property Manager in procuring proposals for outside contracting work.
  • Monitor and enforce rules and regulations.
  • Assist with any such assigned duties per request of Property Manager.
  • Schedule and coordinate exterior window washing.
  • Assist in maintaining records and data regarding operation and maintenance for all building systems, records, vendors, procedures, including a file of manuals, etc., as necessary for ongoing building management.
  • Perform minor and routine repairs and maintenance, and preventive maintenance in common areas.
  • Assist Building Manager and Board of Trustees to keep building costs within budget.

Must have general knowledge in building operations including HVAC, mechanical, plumbing, carpentry, & electrical. Computer literacy, communication skills, and flexibility are a plus.
