Role Description:
The Building Operator Level 3 provides essential operational support across a portfolio of industrial properties. This position is responsible for hands-on building care, including inspections, maintenance, and minor repairs that ensure the portfolio remains clean, safe, functional, and aligned with best-in-class standards. The BO3 works with a high degree of independence, exercising sound judgment to address day-to-day issues while escalating items that require licensed trades or external contractors. This role also contributes directly to tenant satisfaction by supporting building readiness and operational continuity. BO3s are expected to be proficient in operational platforms such as SharePoint, Brightly, Yardi, Angus, the Stay Safe App, and other inspection and compliance tools.

Responsibilities:

  • Conduct regular inspections of building exteriors, grounds, common areas, vacant units, and mechanical spaces to ensure operational readiness and compliance with safety standards.

  • Monitor and maintain vacant units to ensure cleanliness and readiness for showings or occupancy.

  • Perform minor interior and exterior repairs, including painting, drywall repair, fence repair, minor plumbing, cleaning tasks, and exterior debris removal.

  • Execute preventative maintenance tasks and respond to reactive work as assigned.

  • Evaluate required scope of work and escalate or engage contractors when tasks exceed BO3 capabilities or require licensed trades.

  • Maintain cleanliness and organization within mechanical rooms, storage areas, and other operational workspaces.

  • Assist BO2s and Property Management teams with inspections, follow-up activities, and operational support.

  • Support leasehold improvement reviews and capital project execution with on-site presence and technical observations.

  • Participate in environmental, health, and safety inspections and complete all required safety training.

  • Maintain accurate, detailed documentation of completed work, inspections, and maintenance activities.

  • Communicate frequently with BO2s, the Operations Manager, and Property Management teams to align on priorities and progress.

  • Respond to tenant work orders when supporting or filling in for a BO2.

  • Participate in operational team meetings and contribute to a collaborative, safety-focused work environment.

  • Mentor and support summer students and interns as required.

  • Participate in the on-call rotation (two weeks on, four weeks off).

  • Other duties as required.


Experience and Qualifications:

  • Strong mechanical aptitude with hands-on experience performing minor repairs and maintenance.

  • Ability to read and interpret basic building drawings, equipment manuals, and safety documentation.

  • Familiarity with building systems (HVAC, plumbing, electrical) and an understanding of when to escalate to licensed trades.

  • Proficiency with operational platforms such as SharePoint, Brightly, Yardi, Angus, and mobile safety/inspection applications.

  • Strong organizational skills with consistent attention to detail and documentation accuracy.

  • Demonstrated ability to work independently, manage time effectively, and make sound judgments in the field.

  • Strong communication skills and the ability to collaborate productively with internal teams and external contractors.

  • Valid driver's license and a reliable vehicle suitable for travel between properties.

  • Ability to meet physical demands of the role, including walking large sites, climbing ladders, and lifting items as required.

  • Commitment to safety and adherence to regulatory, corporate, and environmental standards.
