Job Description

LivCor is seeking an Associate, Asset Management to support the Florida portfolio. The Associate will be based in either Chicago or Atlanta, and will aid in maximizing the value of the company's Florida assets.

What you will do:

  • Assistย with oversight of a portfolio of assets,ย identifyingย the economic viability and capital-markets outcome opportunity for eachย 

  • Collaborate with various internal teams, and as applicable third-party operating partners, toย optimizeย portfolio performanceย ย ย 

  • Prepare the asset strategy review (business plan) for assigned assets andย assistย in guiding the asset and operating team through the planย 

  • Prepare underwriting for property valuations, dispositions, & hold/sell analysesย 

  • Provide analytical support in understanding all critical aspects of the asset's investment positioning, including proactively solving for any obstacles that might hinder a sale such as JVs, ground leases, commercial components, tax considerations,ย and othersย 

  • Participate in property visits and market tours to build operating relationships and gainย expertiseย in submarket dynamicsย 

  • Assess capital needs and work with capital team to develop a long-term plan thatย aligns withย the business planย 

  • Assessย repositioningย &ย unit upgradeย opportunitiesย and work with various internal teams to ensure success of said programsย 

  • Participate in the development ofย annual operating and capital budgetsย to alignย investment strategies and objectivesย 

  • Supportย as neededย on acquisition underwriting, providing market and leasing assumptions andย participatingย in other due diligence activities, as necessaryย 

  • Active participation in local industry organizations is encouraged.ย 

  • Maintain an extensive network of industry relationships to say current on regional and local market trendsย 

  • 20-25% travelย requiredย 

Qualifications

What you should have:ย 

  • Bachelor's degree, preferably in Business, Finance, Real Estate, or other relevantย area.ย 

  • 3 -ย 5ย years ofย real estate investmentย experience, supporting either FPA, Investments, or Asset Managementย ย 

  • Familiarity with the general principles of real estateย finance, including operations and analysis, budgeting, financial reporting, cash management,ย general accounting, and NPV/IRR analysis.ย 

  • Effectiveย communicationย skills,ย both verbally and in writingย 

  • Strongย interpersonal, communication,ย and listening skills toย buildย strong working relationships with all levels of management andย acrossย functional teamsย 

  • Ability to understand and interpret quantitative data, trends, and market reportsย 

  • Understanding ofย multifamilyย operations, value-add opportunities, marketย knowledge,ย and competitorย positioningย

Base Compensation Range:ย 

$120,000 - $140,000 annually. Thisย representsย the presentlyย anticipatedย low and high end of the Company's base compensation range for this position. Actual base compensation range may vary based onย various factors, including but not limited to location and experience.ย 

Total Direct Compensation:ย ย 

This job is also eligible for a discretionary bonus on an annual basis.ย
