About the Role:

Performance of Kilns operating portfolio. This leader will oversee property-level P&L reconciliation, manage CAMs, drive efficient property operations, prioritize and facilitate capital improvement projects, and collaborate closely with the Growth and Finance teams to inform OPEX assumptions during underwriting and development.

This is a cross-functional leadership role requiring analytical rigor, operational fluency, and a strong understanding of both hospitality-grade member experience and real estate fundamentals.

Major Responsibilities:

Financial & Asset Performance

  • In partnership with the Finance Team, drive property-level P&L reconciliation, ensuring accuracy in revenue and expense allocation.
  • Oversee annual CAM reconciliations and budgeting across Kilns portfolio, coordinating with landlords, accounting, and operations teams.
  • Identify opportunities to improve NOI performance through expense optimization, vendor negotiation, and revenue enhancement.
  • In partnership with the Regional Vice Presidents of Operation, provide quarterly asset performance reports to leadership and capital partners, highlighting KPIs, risks, and opportunities.
  • After a location has opened, serve as the primary liaison between Kiln and its real estate (landlord) partners and their related parties.
  • Support Growth and Finance teams with OPEX assumptions for new site underwriting and acquisition models.

Property Management

  • In partnership with the Operations and Facilities teams, develop and implement property management standards, preventive maintenance plans, and vendor management frameworks.
  • Oversee compliance with lease and management agreement obligations, insurance requirements, and risk management policies.
  • Partner with Operations and Community teams to ensure that day-to-day member experience aligns with asset performance goals.
  • Procure and manage all required insurance policies for all locations from construction through its operation.
  • When required for acquired assets, lead all property management responsibilities to ensure strong physical and economic performance.

Capital Planning & Projects

  • In partnership with the Operations and Community teams, lead the planning for capital improvement projects and asset refreshes across the existing portfolio.
  • In partnership with Operation and Design teams, prioritize capital projects that enhance longevity, energy efficiency, or member experience.
  • Collaborate with Design, Build, and Procurement teams to capture learnings from existing sites that inform future buildouts.

Strategic Collaboration & Leadership

  • Serve as the primary liaison between Kilns Operations, Growth, and Finance functions.
  • Provide input on leasing, acquisitions, and expansion strategies based on asset performance insights.
  • In partnership with the Growth team and outside counsel, inform critical operational considerations in each lease or management agreement.
  • Establish and manage standardized reporting and analytics to track asset health across the portfolio.


Ideal Experience & Skills:

  • 10+ years of experience in asset management, property operations, or real estate finance, ideally within hospitality, coworking, or mixed-use assets.
  • Strong understanding of P&L management, CAM reconciliation, and real estate financial modeling.
  • Proven ability to oversee capital projects from scope through delivery.
  • Exceptional analytical, organizational, and project-management skills.
  • Collaborative leadership style with a deep appreciation for design, experience, and community.
  • Proficiency in Excel, project management software, and real estate systems (e.g., Yardi, MRI, or comparable).
