Asset Manager
Position Summary
The Asset Manager plays a critical role in driving the performance and long-term value of a multi-family real estate portfolio. By collaborating closely with operations, finance, and joint venture partners, this role supports the execution of each asset's investment strategy while proactively identifying opportunities to enhance revenue and operational efficiency. The Asset Manager leads performance reviews, conducts in-depth financial and market analyses, and develops actionable plans to optimize each property's potential.
Success in this role requires a detail-oriented, strategic thinker who is comfortable in a fast-paced, analytical, and collaborative environment. This role thrives on uncovering the "why" behind performance data and pivots with agility to meet evolving goals. This position serves as a key liaison between field teams and ownership, ensuring alignment on strategy, performance, and value creation initiatives. The mission of the Asset Manager is to maximize portfolio performance, support data-driven decision-making, and create long-term value through disciplined oversight and execution.
Essential Duties
Asset Performance & Strategy
  • Oversee the Investment Strategy and Business Plan for each asset, ensuring alignment with portfolio goals.
  • Review monthly operating statements to identify watchlist properties and collaborate with the SVP of Asset Management and operations teams to create and implement action plans.
  • Evaluate ways to reduce controllable operating expenses by analyzing historical costs and uncovering savings opportunities.
  • Participate in the capital budgeting process, analyzing ROI on renovations and amenity enhancements using occupancy and rent data.

Market & Property Analysis
  • Conduct site visits to monitor physical conditions and assess the property's position within its submarket.
  • Maintain an understanding of market dynamics, including supply trends, competitive positioning, and market forces influencing performance.
  • Assist in the development of Property Improvement Plans (PIPs) by collecting benchmarking data, reviewing performance metrics, and identifying improvement actions.

Stakeholder Communication
  • Communicate effectively with joint venture partners, ownership groups, and internal departments to ensure transparency and alignment.
  • Host monthly partner calls to recap financial performance and address operational concerns.
  • Act as a bridge between Operations, Facilities, and JV partners to promote cohesive decision-making.

Revenue Management
  • Participate in pricing calls alongside the Pricing Manager, Regional Manager, and Property Manager to support revenue optimization strategies.

Team Leadership
  • Supervise and mentor the Asset Management Associate, providing guidance and fostering professional development.

Additional Duties
  • Position requires up to 10% travel to conduct on-site evaluations and support field teams.
  • Additional responsibilities may be assigned as needed based on evolving business needs.

Qualifications
Education & Experience:
  • 3 to 7 years of experience in real estate, asset management, investment banking, or a related field.
  • Bachelor's degree in business, finance, or a related discipline.
  • Advanced Excel skills, including financial modeling and valuation analysis.
  • Ability to perform financial calculations including percentages, interest, and ROI analysis.
  • Strong organizational skills and attention to detail.
  • Ability to thrive in a fast-paced environment and a demonstrated eagerness to learn.

Physical Demands:

Salary Range: $120,000-$140,000
