**MUST HAVE COMMERCIAL REAL ESTATE EXPERIENCE**

Position Overview

The client is seeking an Asset Manager to oversee the high-level financial and operational performance of a real estate portfolio. This role is not responsible for day-to-day property management. Instead, the Asset Manager will work alongside third-party operators, property managers, lenders, and internal leadership to evaluate asset performance, identify opportunities or risks, support restructuring initiatives, and maintain accurate reporting across the portfolio.

The ideal candidate is financially capable, detail-oriented, commercially minded, and comfortable balancing portfolio oversight with relationship-building and business development.

Key Responsibilities

● Review monthly and quarterly financial statements, operating reports, rent rolls, budgets, variance reports, and cash-flow projections.

● Monitor asset-level performance against underwriting, budgets, business plans, debt requirements, and ownership objectives.

● Identify material financial, operational, leasing, capital expenditure, and liquidity issues requiring management attention.

● Support light restructuring, recapitalization, refinance, disposition, and turnaround analysis as needed.

● Maintain and regularly update the firm’s SREO, including property-level financials, debt balances, valuations, leasing data, capital projects, and key milestones.

● Participate in regular asset management calls with property managers, operators, sponsors, lenders, and other relevant counterparties.

● Help prepare internal asset review materials, investment committee updates, lender reporting, and ownership summaries.

● Track major capital projects, property improvement plans, insurance matters, loan covenants, maturity dates, and other portfolio-level obligations.

● Assist with annual budgets, business-plan updates, valuation analyses, and property-level strategic recommendations.

● Coordinate with accounting, acquisitions, investor relations, and leadership to ensure accurate and timely asset reporting.

● Support select business-development efforts, including maintaining relationships with sponsors, brokers, operators, lenders, and prospective capital partners.

● Assist with evaluating new acquisition, development, or partnership opportunities when needed.

Qualifications

● Bachelor’s degree in Finance, Real Estate, Accounting, Economics, Business, or a related field.

● 3–7 years of relevant experience in real estate asset management, acquisitions, lending, investment management, property operations, or commercial real estate finance.

● Strong understanding of real estate financial statements, operating metrics, debt structures, budgets, valuations, and cash-flow analysis.

● Experience reviewing multifamily, hospitality, commercial, industrial, or mixed-use assets preferred.

● Proficiency in Excel and financial modeling; familiarity with ARGUS, Yardi, AppFolio, MRI, or similar platforms is a plus.

● Ability to communicate effectively with operators, property managers, lenders, investors, and senior executives.

● Strong organizational skills and ability to manage multiple assets, deadlines, and reporting requirements simultaneously.

● Commercial judgment and willingness to identify issues directly rather than simply report them.
