Area Maintenance Manager – Residential (Jersey City, NJ)

Location: Jersey City, NJ

About the Role

The Area Maintenance Manager is a senior, hands-on leadership role responsible for directing all maintenance operations for a large, multi-building residential community exceeding 1,100 units in Jersey City, NJ. This Area Maintenance Manager role requires a leader who has already operated at similar scale and can immediately oversee people, processes, and complex building systems in a high-demand environment.

This position is not a step-up or training role. The Area Maintenance Manager must bring proven experience leading maintenance teams, managing large-scale multifamily operations, and providing technical oversight for complex residential systems from day one.


Key Responsibilities of the Area Maintenance Manager
  • Lead, supervise, schedule, and develop on-site maintenance teams supporting a high-density, multi-building residential community

  • Oversee all day-to-day maintenance operations including work orders, preventive maintenance programs, unit turns, inspections, and emergency response

  • Provide technical oversight and troubleshooting for complex building systems, including:

    • HVAC systems (boilers, chillers, cooling towers, heat pumps, rooftop units)

    • Plumbing systems (domestic water, hot water, waste, and storm systems)

    • Electrical systems, generators, and emergency power systems

    • Fire/life safety systems and building automation systems

  • Ensure compliance with all local, state, and federal safety, housing, and building regulations

  • Manage vendor relationships, service contracts, and capital repair and preventive maintenance projects

  • Partner closely with Property Management and Asset Management teams to support resident satisfaction and operational performance

  • Track KPIs, manage maintenance budgets, control expenses, and support forecasting

  • Respond to escalated maintenance issues and participate in on-call rotation as required


Required Experience & Core Competencies for the Area Maintenance Manager

To be successful in this Area Maintenance Manager role, candidates must demonstrate strength across all three areas below:

  1. People Leadership & Communication

    • Proven experience leading and holding accountable maintenance teams at scale

    • Strong communication skills with staff, vendors, residents, and internal stakeholders

  2. Large-Scale Multifamily Experience

    • Direct responsibility for maintenance operations at a large multifamily residential community (strong preference for 700+ units or equivalent complexity)

    • Experience operating in fast-paced, high-volume residential environments

  3. Technical Expertise

    • Strong hands-on knowledge of HVAC, plumbing, electrical, and general building systems

    • Ability to diagnose complex issues and provide technical guidance and oversight to on-site teams

Candidates lacking depth in any one of these areas are unlikely to be successful in this Area Maintenance Manager role.


Qualifications for the Area Maintenance Manager
  • 8+ years of progressive experience in multifamily maintenance, including supervisory responsibility

  • Prior experience overseeing maintenance operations at large residential or mixed-use properties

  • 2+ years of hands-on experience troubleshooting and repairing complex HVAC and mechanical systems, including water-source heat pumps and boiler systems.

  • EPA Universal Certification (required)

  • Must have or be willing to obtain Fire Safety Manager certificate

  • Strong organizational, prioritization, and problem-solving skills

  • Ability to lead in a demanding, resident-focused environment
