To support Property Management team and Moody Rambin in sustaining a portfolio of highly satisfied customers while serving as a valued member of a high performing team and company.
REQUIREMENTS, EDUCATION, AND EXPERIENCE
  • A valid drivers license is required
  • A high school education or GED is required
  • 3rd Grade Stationary Engineering License is required / Maintenance Electrical License and SMT a plus
  • Continuing education at various levels will be required
  • Average of 8.5 years experience in commercial building maintenance
  • Average of 6.5 years experience in current position

  • Respond to tenant calls (on and offsite) assigned by the management office
  • Perform and record electric and water meter readings, complete work orders daily and maintain PM's software, and maintain equipment log readings (i.e. fire pump, emergency generator, water treatment). Notify management of any potential problem or existing condition that could cause mechanical failure or personal harm immediately. Provide Supervisor with monthly documentation as instructed
  • Provide Supervisor with month end data regarding, ESR (Engineering status reports), meter readings, overtime, expenses, and maintenance checklists in a timely and effective manner
  • Monitor and report conditions of any mechanical installation during construction or mechanical repairs. Maintain MRIO building standards with all trades. Take appropriate action with any improper installations or deviations from building standards
  • Communicate with Property Manager and Chief Engineer on a daily basis to discuss daily and weekly priority projects and any problems that need attention
  • Proficient in web-based work order and preventative maintenance systems including closing out work orders on a daily basis
  • Complete PM's, Equipment Logs, O & M Manuals monthly
  • Responsible for turning in restroom inspections and vacancy check list (completed by porter or Apprentice Engineer), report back to supervisor on repairs requested by Supervisor on a monthly basis
  • Order supplies or equipment from local suppliers as needed, budgeted or instructed by supervisor
  • Understand the Porter duties, and monitor / direct them as per Property Manager's instructions
  • Perform various other functions or projects as directed by the Supervisor
  • Attend monthly training meeting
