Maintenance Tech III
Responsibilities:
ESSENTIAL FUNCTIONS
• Promote a safe working environment by following all safety procedures
• Maintain and troubleshoot all conveyor systems in the building
• Lead and audit preventative maintenance procedures
• Install, maintain, and troubleshoot relay logic, ladder diagrams, control components, photo-eyes, motor starters, limit switches, proximity sensors, solenoids, etc.
• Create and close out work orders with data including labor hours, equipment maintenance and parts used
• Develop training plans for service technicians
• Develop work plans for emergency repair of critical assets
• Perform additional duties/assignments that may be required by management from time to time
• Supervises and directs contractors and monitors performance of their assigned responsibilities
• Performs and/or directs the performance of all maintenance service requests, insuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
• Manages contractors, including selection, scheduling and job assignments, appraisals and recognition.
• Maintain lighting system bulbs and ballasts
• Assist the operations team in the maintenance and repair of building and equipment
• Perform general interior maintenance - hang pictures, repair office furniture systems, minor plumbing
• Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned
• Moves office furniture, machinery, equipment and other materials as requested
• Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations
Qualifications:
BASIC QUALIFICATIONS
• High school diploma or equivalent
• Ability to work flexible schedules/shifts/areas, including weekends, nights and/or holiday
PREFERRED QUALIFICATIONS
• Associates or higher degree from a vocational school or college with a focus in the Mechanical or Electrical field
• 5+ years of experience working with automated conveyors and controls
• 5+ years of experience with electrical and electronic principles, National Electrical Code (NEC), and industrial electronics
• 5+ years of experience conducting preventative & procedure-based maintenance
• 5 + years of experience reading blueprints and schematics
• 5 + years of experience with Programmable Logic Controls (PLC) programs
• 3+ years of work order management
• Previous vendor management experience
• 4+ years apprenticeship or equivalent experience in the Mechanical or Electrical field
• Previous leadership experience
• Project Management experience
• Experience with a Computerized Maintenance Management System (CMMS)
• Knowledge of computer networking systems and infrastructure
• Experience with robotic or electromechanical operation and maintenance
• Able to troubleshoot basic input and output functions. Low voltage signal tracing and troubleshooting of logical devices.
• Experience with robotic or electromechanical maintenance
• Experience with Material Handling Equipment (MHE) safety standards, accordance with Original Equipment Manufacturer (OEM) and Safety Standards.
